DESCRIPTION

This impressive detached barn conversion makes an instant impression with its traditional charm and stylish modern finishes providing versatile living spaces for optimum family comfort. Light and spacious throughout, the property is bursting with character features including exposed timbers and gorgeous vaulted ceilings in various areas. Originally two barns, the property was converted in approximately 1999 and is linked by an impressive reception hall with French doors out onto a central courtyard patio benefiting from sun throughout the day. From here steps lead up to the marvellous kitchen/dining room. The kitchen is comprehensively fitted with a range of base and eye level units with sleek black granite worktops over. An oil fired Aga adds to the country style and integrated Bosch appliances include two ovens, a full size dishwasher and a inset electric hob. A large central island with matching granite top provides extra work space, storage and space for breakfast stools. There is a large area for family dining along with a small snug space for relaxing before or after dinner. A staircase rises up to a dramatic double aspect living room with space for more formal dining. A woodburner at one end is set on a stone hearth with an oak mantle over. There is a pleasant view over the neighbouring fields and the vaulted beamed ceiling enhances the light and space of the room. Accessed from the reception hall is a large and useful utility room/laundry with fitted base and wall units, sink unit, plumbing for washing machine, along with a separate WC, wall mounted oil fired central heating boiler and the power unit for the solar panels and Solar Edge. A separate family bathroom with bath and separate shower also houses the mega flow tank for the hot water. Double doors from the reception hall open into a hallway with a range of fitted storage cupboards giving access to two double bedrooms, one of which is en-suite. Stairs lead down from the hall to a study/bedroom five which has direct access to outside. On the first floor the master bedroom enjoys a lovely outlook over the surrounding countryside and has an en-suite shower room and built in wardrobe cupboards. The final bedroom also has an en-suite bathroom. The property is versatile and flexible and provides spacious family accommodation. In addition there is potential to divide the property to allow for multi-generational living or income opportunities from letting if desired. The current owner has recently installed all new double glazed windows and doors throughout the property.

OUTSIDE

Butterwell Barn is approached via double timber electric gates over a driveway leading to a large detached double garage with two remote controlled electric up and over doors to the front. The driveway continues around a central shrub border to a further area for parking. The generous gardens are mainly laid to lawn, interspersed with a number of mature shrubs, trees and recently planted fruit trees. A central courtyard patio area with an electronic awning provides the ideal space for alfresco dining, with a further patio area situated at the front of the house. The original Butterwell can be found amid the small leat which runs through part of the garden, and would make a delightful water feature.

SITUATION

Modbury is a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty', and is only about 4 miles from the nearest beach. Some two hundred years ago it was extremely prosperous being the local market town and a centre for the wool trade. Today there is a good range of local shops including a butcher, baker, grocers, hardware store, chemist, delicatessen and a number of gift and antique shops. Other amenities include a primary school, health centre, dentist, veterinary surgery and mobile library. For more comprehensive shopping, Kingsbridge is to the South and Plymouth is about 12 miles to the West. Modbury is on the main bus route and is also only about five miles from the A38. Nearby there are fine cliff top and coastal walks, other beaches and coves, with sailing at Salcombe and Newton Ferrers, 18 hole golf courses at Thurlestone and Bigbury and Dartmoor National Park is several miles to the North.
