If you are seeking a picture postcard quintessential country cottage, Clearbrook Cottage is exactly what you are looking for. Nestled in the picturesque moorland hamlet of Clearbrook this detached property offers versatile living accommodation. Formerly two miners cottages and now one detached property, this picture postcard cottage is approached through a private driveway. Covered parking is available in the spacious barn, offering plenty of room for cars and extra storage. Approaching through the five-bar wooden gate you will be led along the stone paving into a stunning, mature garden to the front of the property, by way of a pretty foliaged covered arch. The stone path leads you through a variety of beautifully tended flowers, shrubs and trees and past a rockery adjacent to a small brook that runs across the gardens. These level gardens also offer numerous seating areas to enjoy the scenic views or a perfect spot for entertaining. The cottage provides a wealth of character features with beamed ceilings, an open fireplace in the Dining Room as well as a log burner to the lounge.

Accommodation:

On entering through the useful boot room, you immediately walk into an unspoiled, spacious yet cosy lounge. Incorporating many original features such as stone flooring, beams on the ceiling and a stone fire-place with log burner.

Through to the bespoke galley style kitchen. Fitted with quality solid wooden base units and dresser style cupboards, tiled and wooden worktops and tiled flooring looking out onto the Dartmoor Countryside. Adjoining the kitchen is a room formerly used as a bathroom, and still with wash basin and toilet which could be a very useful utility room.

The dining room enjoys more original features such as the beamed ceiling and another stone fireplace with an open fire grate incorporating a recess which has been used mainly for proving or baking bread.

On the ground floor is the main bedroom with ensuite shower room, built in wardrobe and French doors which open onto the gardens, providing ideal accommodation for ground floor living or a self- contained annex for guests.

On the first floor are two further double bedrooms, one with ensuite accessed via curving staircase and spacious landing.

To the front of the property is an open wooden barn which has ample storage which can accommodate two cars with further parking.

Situation:

The quiet, residential hamlet of Clearbrook is on the South-west edge of Dartmoor and is perfectly situated for walking, cycling or riding in the valley of the River Meavy. It has a village hall and the popular local pub, both meeting points for the local community. The Skylark Pub provides uninterrupted views across the Moorland, and ample public parking. Clearbrook is so named because of the Clear Brook that rises to the east of the Hamlet and is situated just of the A386, only 5 miles from Derriford Hospital and approximately 8 miles from Plymouth City Centre. In the nearby ancient market town of Tavistock (9miles) is the Pre-school to Post 16 college of Mount Kelly School and Tavistock Community College. Yelverton, Meavy and Buckland Monachorum all have primary schools and are in close proximity.

Directions:

Signposted directly off the A386 half way between the Plessey Roundabout to Yelverton Roundabout, Clearbrook Cottage can be found down a private lane on the left before the Skylark Pub.

The property has an oil fired boiler, mains electricity and mains sewerage.
