DESCRIPTION

Luscombe Maye is delighted to bring to market East Moore Farm, a five bedroom detached country home with a large garden, a range of outbuildings and land of approximately 3 acres. Situated only 4 miles from the popular town of Totnes, this home has been enjoyed by the current vendors for 17 years and is being sold with no forward chain. The current vendors have installed solar panels which have generated approximately £6,500 per annum and most recently added a borehole, making the home desirable for those seeking eco credentials while making steps towards off-grid living.

A spacious entrance hall provides access to the dual aspect kitchen-dining room, which enjoys French doors opening onto decking, so you can bring the outside inside during the warmer months. The kitchen has floor and wall oak cupboards with an integrated fridge and dishwasher. There is a breakfast bar, a walk in pantry and ample room for dining furniture. Also accessed from the entrance hall is a useful utility room which has a w/c and shower and a study, perfect for those who work from home. The dual aspect living room has oak flooring and is home to a wood burner, making this a cosy space for when the cooler evenings draw in. A second reception room has provided many uses and could be used as a formal dining room, play room or simply further living space. This room was originally the old kitchen, so there is an oil-fired Rayburn which has cooked many hearty dinners. There is a small conservatory just off this room, which has been utilised as a boot room.

Stairs from both the entrance hall and the second reception room lead to an impressive light, airy, and vaulted galleried landing which accesses the five spacious bedrooms. The master bedroom overlooks the garden and has glazed door opening onto a raised decking, which is a lovely space for a morning cup of tea or coffee plus there is an ornate feature fireplace, a dressing room and en-suite shower room. Another double bedroom also benefits from an en-suite shower room and there are two further bathrooms to serve the other three double bedrooms. There is a useful loft space, that is fully boarded with two Velux windows, lighting and electric power points.

East Moore Farm has two driveways, one providing access to the home and the other to the agricultural barn and mower shed. There is plenty of off road parking for several vehicles. To the front of the property there is a three bay open fronted larch framed garage providing covered parking with EV charge point and an attached tool shed plus there is useable space above the garage which has been utilised over the years for a variety of purposes, such as sociable gatherings, plus a gym to name just a few. There is decking down the side of the home which offers ample room for outside furniture. The large level garden is mainly laid to lawn with shrubs at the border and the water pumping house is located here. There is also a mower shed and a track which leads around the house to where the current vendors have created a great space for home growing fruit and vegetables, with raised beds, a poly tunnel and potting shed.

Adjacent to the property are two paddocks of approximately 3 acres which boasts incredible far-reaching countryside views towards Dartmoor.

DIPTFORD

Diptford, a pretty South Hams village with a parish church and primary school, is about five miles from Totnes and three miles from the A38 at Marley Head. The village and its surrounding countryside are in an area of outstanding natural beauty. South Brent, within about three miles, has a useful choice of shops and a post office. Totnes, known as an Elizabethan town but much older with a castle, a wonderful position on the River Dart and a main line railway station (London 3 hours), has a community college, a full range of shops, a weekly market and a wide choice of cultural facilities.

TOTNES

The unique and charming market town of Totnes sits above the River Dart in the heart of the South Hams. The town is one of Devon's gems, the birthplace of the Transition Town movement in England and nominated in British Airways' HighLife magazine as one of the world's top ten funky towns. Full of colour and character, its atmosphere is cosmopolitan with a West Country flavour and those looking for history, alternative therapies and beautiful countryside will find it in and around Totnes. The town is said to have more listed buildings per head of the population than anywhere else in Britain. With a twice-a-week market and full of small independent shops, it's well-known for ethical products, wholefoods and fair trade goods. It is the second oldest borough in England, with an ancient Guildhall and Church, a Norman Castle and its North and East Gates. There is a well-regarded community college and a mainline railway station and Dartmoor, the South Hams and many of its fine beaches are within easy reach.
