Welcome to this charming farmhouse located approx. 2 miles from the rural village of Crymych in N. Pembrokeshire. The house boasts 3 bedrooms, and 3 reception rooms, and is surrounded by approximately 7.8 acres of grazing land and sitting within the beautiful Pembrokeshire National Park, this property offers ample space for a growing family to live a self-sufficient lifestyle and is well situated for reaching the towns of Cardigan, Narberth and Haverfordwest and the Pembrokeshire Coastline.

The farmhouse itself was reconstructed by the present owner, only two walls are the original stone walls with the remaining being insulated cavity brick, both internally and externally this home offers traditional features found in farm dwellings of an older age, with the opportunity for some modernisation to truly make it your own.

Briefly comprising internally; a front UPVC porch leading into the Lounge with the oil-fired Rayburn in one corner, a door to the right leads to the office which has a multi-fuel burner. The kitchen is situated towards the rear of the house with matching wall and base units and quarry tiles, a door to the rear entrance hallway leads to the snug room, a space that could be utilised as a fourth bedroom and handily has its own en-suite shower room with wash basin and toilet - this room is wood panelled to one side. Heading upstairs from the rear hallway, an L-shaped landing leads to the three bedrooms, two of which are doubles with wonderful panoramic views out over the lower two fields, the National Park and beyond. A family bathroom with both bath and a tiled shower cubicle is situated towards the rear of the house.

Externally, the house is surrounded by four fields and offers excellent grazing land, these are interconnected and fenced with access gates at various useful points, one with a water feed. A section of the land has been used for growing vegetables and has a small orchard and wooden shed and greenhouse, a small formal garden is situated to the immediate front and side of the house and many visiting birds and wildlife can be viewed from the lounge window. A concrete walkway wraps around the house and joins the front entrance to the rear. There is a double garage roller-door and attached to the house is the stone built workshop which has a freezer room for further storage. There is another approx 3.8m by 8m building with a roller door - this was used previously for caravan/motorhome storage. A driveway from the entrance off the main road leads up to the parking to the right of the house and further parking is found at the top of the lower field. Location Info - The village of Crymych is situated to the east of the Preseli Mountains and sits astride the A478, the road that connects Tenby with Cardigan. The village offers amenities such as a primary and secondary school, local family run shops, cafes, takeaways, pub, rugby club, petrol filling station, leisure centre, small supermarket and more. The surrounding area is very popular with walkers being so close to the Preseli Mountains and is within the Pembrokeshire Coast National Park. The larger town of Cardigan is only 8.3 miles north, while Haverfordwest is approximately 20 miles southwest.
