A really lovely renovated and extended semi with the valuable advantages of a large garden office, lantern roof conservatory, and a gorgeous long garden, set in a small close of just 8 houses on the edge of the village overlooking fields, with all the amenities of Bicester barely 2 miles distant.

Wendlebury is a quiet and established village featuring a 13th century church and 17th century public house that is highly regarded for great food. While the village is tucked away it offers exceptional access to many places via both road and rail, especially Bicester with its 40 minute mainline London service as well as world-renowned retail outlet at Bicester village. The community is vibrant and diverse with a wide mix of residents including local families and commuters. The strength of this community is amply demonstrated by the variety of events and activities available - go to www.wendlebury.org.uk for more information. Meadow View is a small cul-de-sac at the edge of the village with just 8 properties - 4 houses and 4 bungalows.

Number 3 has undergone a degree of reverse engineering in recent years! By that we mean the not unpleasant practicalities of a 1940's semi-detached house have been moulded and appended by the addition of lots of extra character. From the stripped doors to the wood burner, to a lantern roof conservatory, it's all much more in keeping with a more grand house than its origins. All of which is great as it takes the house from pleasant to lovely. Then there's the garden... Long, landscaped and open, it's an unusual asset with a house of this price point, and just to really top it all at the end of the garden is a timber building that serves the many purposes of hobby space, storage and home working in one spot. There is little to dislike and a very good many reasons why we think it's a strong buy.

Entering the house via the front door, a good sized hallway that is pleasantly light greets you, with stairs rising away to the rear under which is a generous cupboard offering handy storage for coats and boots etc. Off to the left is the living room, bright and positive with a wood burning stove set into a fireplace with a timber surround, and the flooring is warm parquet wood blocks. To the front there is a view over fields through a lovely bay window, and at the right side next to the fireplace is a large cupboard with stripped wood doors. Further along the hallway, it meanders left and opens out into a wide area where the old house and new meet. On the right a seating area links the dining room and kitchen, and next to it is the downstairs wc. In the kitchen, a range of modern units down three sides is stylish, well presented and provides more than ample storage as well as food prep space. And at the very end a large ceramic sink is placed perfectly in front of the window looking down the garden. Next door, the dining space is open plan into the conservatory, giving the whole of this area a wonderful feeling of space and easy flow. Hence from both parts the view down the garden is fantastic, and the lantern roof above the conservatory brings in wonderful natural light. What is more, underfoot in the conservatory is a heated floor, ensuring the room is always cozy and warm but also efficient on heating.

Upstairs the feeling of coziness and ease of use continues. All three bedrooms are generously proportioned, with the master in particular a large space that is also fitted with a generous range of wardrobe storage down one side. Bedroom two is also a very good double room, and faces down the garden. Bedroom three is more compact but in fact its dimensions plus the large storage cupboard ensure this is a generous single or study that could also be used as a double if desired. Serving all three there is a modern family bathroom that is gently styled with a traditional white sink atop a vanity unit, and there is also a shower above the bath with a screen. Note the roof void is boarded for ease of storage. Also, NB this style of semi tends to lend itself well to loft conversions, we would be happy to investigate the viability of this for you if you wish - please enquire.

Outside is almost the star of the show. From the frontage to the back fence there is an abundance of space and light. At the front the driveway is a good size, neat and tidy with a gravelled parking area flanked with planted borders to one side and a hedge to the other. At the side of the house a gate leads down across paving that flows into the patio behind the house. Here the space opens up beautifully into a pretty and sensitively landscaped garden that would be the envy of most. Perfect for summer dining and barbeques, here is a space equally to watch bird life or enjoy family time. Mainly lawn, there is a path that curves down the centre and meanders its way to the outbuilding as well as a decked seating area. This is a substantial and well built mix of three spaces. To one end the workshop is a good size, a hobbyists dream with power fitted. Next door is a shed for mowers and garden furniture to be safely stored. And to the left the insulated office space is fitted with double glazed doors and a decked terrace outside them so that any home worker can enjoy the perfect balance between enjoying their home space and working in seclusion. At over 13 feet square this is a viable home business environment that few properties can offer. We have rarely seen such a lovely and complete mix of fun, relaxation and the ability to work from home effectively.
