Steeple Aston is an ancient settlement with roots going back to Roman times, maybe earlier. The village has its own shop and Post Office (a couple of minutes' walk), a popular pub, a primary school dating back nearly 400 years, and a 1000 year old church. The community is enthusiastic and vibrant with activities ranging from WI to bell ringing, football and cricket. Designated a conservation area in 1988 it is set in glorious surroundings with the river Cherwell running through the valley. It is also well placed for commuting by road or rail to Oxford, London and Birmingham.

8 Grange Park is one of the best located within the development, set in a wide plot overlooking fields to the rear. The house is ideal for a family as it is light, well proportioned and already extended so the living area especially is generous. Unlike others in the development it also enjoys some delightful views as there are fields to the rear and left side. There is modernisation to be done as it's been in the same ownership for some years, but this does give the opportunity to mould it to your taste - and we have priced it accordingly. We believe there is also scope to extend the house further without compromising the plot, if you would like assistance with investigating this please ask.

The front door enters the house via an open porch, ideal for avoiding winter moments getting drenched while finding your keys!! This opens into a small inner porch with an under stairs cupboard ahead, and to the left is what we have nominally termed the dining room as it's linked to the kitchen behind. It's a good space; at 16 x 12 feet it can easily house a large table and perhaps ten chairs, alongside the usual dresser and cabinets associated, an ideal entertaining or family space. On the eft a single storey extension with roof lights and a rear window provides an ideal study. And behind the dining room, the kitchen is fully fitted with a range of units, and within these are included a fridge/freezer, dishwasher, and space for the washing machine. The window to the rear also overlooks the lovely view over the garden. To the right, double doors are cleverly glazed to ensure light floods through from the conservatory, which is a large, bright and positive space that allows you to enjoy the feeling of peace that overlooking this lovely garden and the trees/ fields beyond provides.

A surprise awaits however through the trap doors beneath your feet! The spiral stair revealed leads into a circular wine cellar, complete with a secondary hatch above which is a hook in the conservatory ceiling with which to lower down cases on a rope! We come across wine cellars from time to time, but few as clever as this! Completing downstairs is the living room behind the conservatory, which at 16 feet in length is yet another really useful family space. The fireplace remains in place, and its worth noting that its place in the centre of the house means it could, if desired, be reversed to provide a fireplace in the dining room - or even opened up to both sides, providing a lovely winter heat source for both rooms. The lobby to the side also leads back out to the garden, past a downstairs cloak room.

Upstairs there are three, large bedrooms. The largest of the three to the rear looks out across the trees, fields and garden at the rear, with the unusual advantage of a dressing/ storage area just inside the entrance door and before heading into the bedroom. To the front, the master is so-called as it has an en-suite shower room, in addition to a generous built-in wardrobe. Even the smallest bedroom contains wardrobes spanning the entirety of one wall, while still being sizeable enough to use as a good double bedroom. Serving all, the bathroom is quite modern, with ample vanity storage and a white suite, with a thermostatic shower inset to the wall over the bath.

Outside needs explanation. We previously mentioned how generous this plot is. The house is set well back from the road behind areas of mature lawn, shrubs and a path to the porch. On the right the driveway currently accommodates two cars with ease, but this driveway could be extended to the left in front of the house if required. Behind it, the garage is detached, a generous size with a pitched roof that could, with some tweaking, provide significant storage. It is fitted with power, including an automatic door to one side. Behind it there is a shed, and then several seating areas to the side and rear of the house, flanked by a low stone wall beyond which the bank gently slopes down through trees to the fields behind. It's a wonderfully attractive and peaceful garden, facing West for the best afternoon sun.
