This charming cottage dates back to the 19th century and is believed to have originally been built for those who worked at the village`s historic paper mill. To the front of the row of cottages, there are open plan gardens extending to approximately 150 ft, which are bordered by an attractive brick wall, beyond which is the village green. Each cottage is responsible for their own portion and are all kept well-maintained.
Entry to the property will however more than likely be from the rear, where you have gated driveway parking and two sections of garden, one laid to lawn with a greenhouse on and the other a lovely, low-maintenance courtyard garden which has been fenced off and has a shed and a small summer house.
The cottage offers comfortable, well-presented accommodation over three floors. On the ground floor and to the front, you have a sitting room which has a beautiful outlook onto the gardens in front. This is a bright, sunny room to relax in which has an attractive red brick fireplace. The fireplace is currently gas, which has been capped off, but someone could explore the possibility of installing a log burning stove. A door from the sitting room leads into a spacious dining room which has a door to a staircase leading to upstairs and a storage cupboard underneath. To the rear is an attractive kitchen which has plenty of storage and there is space for a fridge/freezer and washing machine.
The first floor has a beautiful double bedroom to the front which has a pretty feature fireplace and wardrobe storage either side of the chimney recess. There is also a single bedroom on this floor as well as the bathroom which features a bath with a shower over. There is a further double bedroom on the top floor.
This lovely cottage is being offered to the market with no forward chain and viewings are strongly advised.
LOCATION:
The cottage enjoys an enviable position in the heart of Chartham, a well-connected village with a warm and friendly community. It is close to the beautiful and historic St. Mary`s Church as well as the village hall, both of which are treasured by the community and are great places to meet friends and get involved with a whole range of activities.
Chartham provides easy access into both Canterbury and Ashford via the A28 and there is a mainline train station where you can catch direct trains into London. It is one stop from Canterbury West, where you can catch the high-speed service into London St. Pancras (58 minutes) or just a few stops from Ashford, where you can pick up the same service (38 minutes). There is a bus stop close by with buses into both Canterbury and Ashford.
The village is served by a primary school as well as two doctor`s surgeries and convenience stores. Chartham is surrounded by beautiful countryside, farmland and orchards with some lovely walks from your front door. Just across the recreation field to the front, you can pick up the shared cycle path along the River Stour, which offers a pleasant cycle or walk, from the village into Canterbury City Centre. Chartham even has its own vineyard, which is a short walk from the property. Here, you will be able to enjoy guided tours and tastings of the local wine, and they also put on plays, craft exhibitions and cinema screenings on their picturesque barn
