When you can drag yourself away from the kitchen, your eyes will be drawn to the family area and garden beyond. There's acres of versatile space here, so you can configure the living and dining space however you please. The slick ground-floor design means there's no back wall - it's ceiling-high glass and doors onto the patio. It feels as if the outside's been invited indoors.

In the low-maintenance garden you'll see a raised seating area for dining, relaxing and enjoying the sun. On the other side, the patio extends to an outdoor cooking area, with a built-in barbecue and pizza oven. There's even a wine fridge here, in case the cook needs a cheeky glass of Pinot Grigio between courses.

From this spot, you can step back inside the house to the downstairs WC, utility and laundry rooms. You can use them as a 'boot room' to strip off wet gear if you've been out walking the dog. With Topsham and the Exe Estuary trail just ten minutes away, that's handy for runners and cyclists, too.

Beyond the laundry room, you're back to the front of the house. The current owners have set this space up as a snug or cinema room. So it's perfect for finding a bit of peace and quiet - or for movie buffs and video gamers. Perhaps the best place in the house to banish unruly youngsters and their friends' sleepovers?

Heading outside again and retracing our steps, there's even more downstairs space. From the reception hall is a good-sized study that looks over the front of the property. The bay window space has patio doors to let in light and fresh air. So it's a private, calm space for someone who works from home.

Head upstairs and you'll find the five big bedrooms on two further floors. As we climb the stairs, the wooden floor becomes carpeted and continues into all the sleeping areas. Our first stop is the landing, which takes us to three bedrooms. All of these have luxury en-suite bathrooms. The fabulous master bedroom has floor-to-ceiling fitted wardrobes and a deep, 20ft-long balcony.

On the top floor, you'll see two further bedrooms, front and back. They share a bathroom - and a bath, for anyone who enjoys a relaxing soak at the weekend. This would also be a great space for overnight guests, as the stairs add a bit of privacy.

The bathrooms offer a level of comfort and aesthetics you'd expect to find in a luxury spa. Each comes with high-end fittings (as do the downstairs cloakrooms). The soft-close toilets, basins and vanity units are from Duravit, with Grohe taps and mixer taps. The large digital rain showers come with a handheld shower, too.

Regal Court is located on the eastern edge of Exeter. Newcourt rail halt is just a five-minute walk away, with frequent trains to Exeter Central. The charming quayside town of Topsham is just ten minutes away, by car or bicycle. Locals will also tell you that two of the best farm shops are on your doorstep - Darts Farm and Greendale. Tremendous for breakfast, lunch and top-of-the-range groceries.

For sports and fitness fans, several nearby cycle tracks link the estuary, local beaches and the city centre. You can enjoy year-round swimming at the David Lloyd health club, which boasts an indoor and an outdoor pool. The club's next-door neighbour is Sandy Park, home to the Exeter Chiefs rugby team.

For the youngsters, local schools include those in Topsham and local villages. Two of the best private schools in the area (Maynard's and Exeter School) are in the city, and easy to get to.
