A grade II listed cottage, part-thatched, part-tiled, in the pretty Oxfordshire village of Stanford in the Vale, midway between the market towns of Faringdon and Wantage. The cottage is set well-back from the road at the end of a long gravelled driveway and mostly hidden from view providing a high degree of privacy. The L-shape driveway is pretty, with deep borders of shrubs and roses, and provides parking for several cars and a bin storage area. The back garden is also very private and is a good but manageable size.

The cottage maintains much of its original charm and character but has been recently renovated and extended to meet modern requirements. Since 2020 the cottage has been re-thatched, gas central-heating has been installed throughout and the kitchen refurbished. The new extension includes a shower room, third bedroom and an additional but more spacious lobby area/boot room. 

The accommodation comprises two entrance rooms at the front of the building which both provide a great deal of storage for boots and coats. On the ground floor there is a small double bedroom, a shower room and shaker-style kitchen with plenty of cupboard storage and worktop space. One door leads to the back garden and the other leads to a good sized dining room with a stone fireplace with working wood stove. In the oldest part of the house (approx. mid-17th century) is a small utility room with butler sink and space for washing machine and tumble dryer. At the end of the house is the very cosy sitting room with space for a large four-seater sofa and armchair. The sitting room has an abundance of character, including exposed beams and a superb inglenook fireplace. There is currently no stove in this fireplace but there is a twin wall flue liner in place in the chimney.

The first floor comprises of two very separate rooms. The newly built staircase from the dining room leads to a bright and cheerful single-bedroom/study area with lots of built-in eaves storage. From the lounge an old staircase curves around behind the fireplace to a bright and spacious landing area leading to a cosy but ample-sized double bedroom with exposed beams, built-in wardrobes and small pretty windows on both sides. The landing also leads to a small W/C with toilet and sink. 

Throughout, the house is refreshingly cool in the summer and the newly installed gas central heating keeps the house warm and cosy through the winter months.

Outside, to the rear, is a very private and peaceful, mature garden which is stone-walled and laid mainly to lawn with a good-sized patio, deep borders with well stocked shrubs and plants, and the mature apple tree after which the cottage is named. There is a raised rose and herb garden directly across from the kitchen door and a path that leads to a small shed and store area at the back of the garden. A pathway to one side of the house provides access from the back garden to the driveway at the front.

Location:

The cottage is located on the Faringdon Road, on the edge of the pretty village of Stanford in the Vale, situated between the market towns of Faringdon and Wantage, and only a few miles from the A420 which provides easy access to Swindon and Oxford. Train stations at Oxford, Swindon and Didcot are all within a 30 minute drive, and provide easy access to London. The village has a Post Office, local supermarket, hairdresser, garage, veterinary surgery, independent coffee shop, public house, primary school and pre-school, village hall and parish church.

Apple Tree Cottage sits two doors along from the village pub, the Horse and Jockey. Across the road and a short 5 minute walk along the high street is the local supermarket. There is an abundance of countryside walks in and around Stanford in the vale. Within a few miles of the village there is the Ridgeway and famous White Horse Hill as well the National Trust’s Badbury Clump. There are lovely riverside walks in the local area, including a Thames river walk from the pretty village of nearby Buscot or Radcot.
