TERMS OF PURCHASE AND RESIDENCY
The apartments within the Court are sold with long leases (999 years from 1992) and subject to a monthly service charge (£630 per month for the period 1st April 2021 to 31st March 2022).

Sycamore Court is not a residential care home or a nursing home, but a place for relatively fit and active people. The aim is to assist independent living, provide security and remove some of the chores of running a household. There are therefore certain rules and criteria to purchase and residency:
- On arrival, owners must be over 60
- On arrival, owners should not need any personal or clinical care
- Throughout residency, owners should be mobile enough to leave the building unaided, and to hold sociable conversations with other residents
- Small pets are welcome provided they cause no nuisance

Sycamore Court is self-managed by a board of five directors, at least four of whom must be residents in the Court. In 2005 the Court purchased its own freehold, which is now shared equally between the 35 apartments. 

FURTHER DETAILS
In the Court there are 35 self-contained apartments arranged on three floors. These comfortable apartments are easily accessed by two lifts as well as stairs, and in every room there is an alarm call system. In addition, there are communal facilities on the ground floor including a dining room, a very attractive lounge and a hobbies room. On the first floor there is a well-equipped guest suite for visitors. It has a double bed, sofa bed and en-suite shower room and is charged out on a per night basis which includes a light breakfast.

Sycamore Court is within easy walking distance of supermarkets, shops, a post office, banks, a leisure centre, a cinema, restaurants, a health centre and dental practices. Bus stops are close by as well as the railway station from which trains run to East Croydon and London, and in the other direction, East Grinstead and Uckfield.

Sycamore Court provides a level of staffing and services that are much greater than found in many other retirement developments. A manager ensures the smooth administration of the Court, and a team of house managers, of whom at least one is present on site 24/7, supervise the work of housekeeping assistants.

A reasonably priced three course lunch is available in the dining room, or delivered to apartments if owners are unwell, 365 days a year.

Apartments are cleaned weekly (included in service charge), there is a laundry and ironing service if required and, by arrangement, staff will undertake additional domestic services such as shopping and there is also a free prescription collection and delivery service. There are visiting chiropodists and hairdressers and a handyman comes in once a week to undertake minor repairs and maintenance both to the Court and in individual apartments.

- 35 well-appointed, self-contained one and two bedroom apartments on three floors accessible by two lifts and stairs

- 1.5 hours domestic assistance in each apartment each week included in service charge

Service charge: £630 per month per apartment (1st April 2021 to 31st March 2022) which covers:
- Staff wages
- Communal utilities bills
- Cleaning of apartments and communal areas
- Maintenance of building
- External window cleaning
- Gardeners and handyman
- Maintenance of lifts, fire alarms, 24 hour alarm call system
- Building insurance, public liability insurance, communal contents insurance
- Household supplies for the Court
- Lunch subsidy (from time to time)
- Court telephone and office expenses
- Accountancy expenses
- Minor repairs and equipment fund
- Contingency fund contribution (for routine and potential unforeseen future maintenance) 

SOCIAL LIFE
(When not in COVID Lockdown)
Those who live in the Court often have their own hobbies and social lives but nevertheless enjoy in-house activities which residents, and sometimes their guests, are welcome to join if they wish.

There are coffee mornings twice a month, chair exercises and chair yoga classes, tea parties, evening drinks and nibbles, and very popular parties at times such as during the Wimbledon Tennis Championship, Easter and Christmas. There are regular activities to bring people together such as quizzes, poetry readings, film showings and more.

There is also an in-house Holy Communion service once a month for those who cannot easily get to Church.
