Prieston House is the most charming and beautifully presented Georgian four-bedroom farmhouse which dates from around 1720. Situated approximately five and a half miles from the much sought after Borders town of Melrose, it is in striking distance of the Borders Railway running from Tweedbank to Edinburgh.
With period features in abundance, the property sits in approximately 3.5 acres of garden and grounds, with a paddock extending to around 1.8 acres. Of particular note is The Annexe, which provides additional two-bedroom self-contained accommodation above the double garage and workshop.
Internally, the farmhouse lies across three levels and comprises four bedrooms, two bathrooms (one ensuite), a drawing room, a dining room, a dining kitchen, a family room, an office, a utility room and downstairs shower room. The Annexe has two bedrooms, an open plan sitting/dining room with kitchen area, a shower room and a sauna.

Externally, there is plentiful parking in the driveway and to the side of the house as well as in the double garage. The well stocked and professionally landscaped gardens are a particular feature of Prieston House with an abundance of mature trees and specimen shrubs. With lawn to the front and back, water features and terracing in several different areas you can enjoy the gardens from several aspects.
Edinburgh is easily accessible via the A68, with most Border towns readily available from this central location, as is the aforementioned Borders Railway and the Borders General Hospital which lies on the outskirts of Melrose.

Edinburgh 43 miles. St. Boswells 5.0 miles. Tweedbank 7.5 miles. Melrose 5.5 miles. (All distances are approximate)

Main House

The entrance into Prieston House is via a welcoming vestibule with window, and intricate mosaic tiling inset into stylish limestone flooring which runs to the entrance hall and into the kitchen.
The hall has a safe style cupboard with reinforced steel door, ideal for use as a small cellar and a feature stone staircase leading to the first floor.
To the right lies the beautifully crafted, bespoke Mark Wilkinson dining kitchen with limestone flooring and window seat overlooking the front garden. The solid wood wall and floor units, with granite worktops, cleverly designed storage spaces for trays and various kitchen items, blend in beautifully with the cream coloured Aga being a real focal point.
Integrated appliances include an American style fridge freezer, a built-in coffee machine, and ceramic sink.
Lying off the kitchen is the utility room with further storage cupboards, boiler, clothes pulley and plumbing and space for a washing machine and tumble dryer. A shower room with glazed cubicle, shower and wc plus sink are a useful addition on this level.
The sizeable family room, which opens directly on to the kitchen, has timber flooring, storage cupboards, and a small separate office with velux window. There are also double doors with glazed side panels which lead out to the patio at the rear.

Returning to the hall is the most attractive dining room with windows to the front and back, and built-in bookcase with dresser-style frontage, it is a perfect size for more formal dining. The winding staircase with stone steps and original wooden handrail leads to the first floor landing with large picture window with views over the garden and beyond. To the right is the drawing room which is dual aspect, and has exposed timber flooring, and an intricate mantelpiece with wood burning stove a particular feature.

Across the landing is the principal bedroom of similar proportions, which is also dual aspect and comprises of a smaller fireplace to the one in the drawing room, along with alcove shelving and timber floor. There is also an ensuite bathroom with free-standing bath, wash hand basin inset into granite, and a wc with classic high cistern. A window to the rear brings in the natural light and there is a storage cupboard in the corner.

From the first floor landing, there is another winding staircase with wooden steps leading to the second floor and a commanding view from the window on this gallery style landing. There are three further bedrooms on the second floor, with bedroom two and three being dual aspect, and the fourth bedroom overlooking the garden at the rear.
A short hall off the landing leads into the family bathroom with cast iron roll top bath, wash hand basin and wc.

Prieston House is the most stunning property which is full of period features, and has been beautifully maintained whilst offering a blend of the old and the new with working shutters, sash and case windows, timber flooring and column radiators plus winding staircases and cornicing.

Annex

The Annexe offers a range of uses, and whilst it is a purpose-built garage block with double garage, separate workshop and store; it is the self-contained accommodation on the first floor which is of particular note. Comprising two bedrooms, an open plan sitting/dining room with kitchen area, a shower room and a sauna, the layout could be retained as annexed accommodation or for use as an office or studio.
The Annexe benefits from its own oil tank, but shares the electric supply and septic tank with the main house.

Outside:
The private driveway for Prieston House leads past The Annexe, with double garage, to the gravel sweep to the front and side of the property offering ample parking.
The well stocked and professionally landscaped gardens are a particular feature of this property offering an amazing place to enjoy the solitude, and the sunshine from whatever angle. With an abundance of mature trees and specimen shrubs lining the borders and lawns, the garden is ablaze with colour throughout the growing season.
There is a spacious lawn to the front which is manicured, and presents you with a more formal garden with hedges, rose beds and borders plus a variety of areas to sit out and enjoy the outdoors. The roundel of yew hedging at the foot of the garden provides a fabulous windbreak and sun trap.
The lawn to the back, with a covering of woodland, has a number of winding pathways from where you can take an evening stroll. The timber built decking over a small pond is another area to enjoy the garden, and blends beautifully with the shaded areas and open space.
Immediately outside the family room is a further paved area with a water feature offering a charming space for some al fresco dining.
The property also has excellent external storage, with a purpose built workshop and store beside the double garage, a Royal Horticultural Society greenhouse, two garden sheds and a series of well constructed composting bins.
This really is a fabulous garden for the gardening enthusiast, and the enjoyment it can bring is evident to see.
