The Firs is a substantial and well-presented four-bedroom semi-detached house situated in a prime residential area of the much sought-after Borders town of Melrose which was voted 'One of the Best Places to Live in Scotland in 2022' by the Sunday Times.
Dating from 1895, with charming period features throughout the property benefits from superb views, and sits in an excellent location only a short walk into the centre of town. The railway station at Tweedbank is only one and a half miles away, and the Borders General Hospital lies on the edge of Melrose which offers strong transport links and access to an array of amenities. Also located in a much sought after primary and secondary school catchment, the house also benefits from a garden and private driveway parking.
Lying across two floors, the accommodation comprises four bedrooms, a family bathroom, a shower room, a dressing room/study, a sitting room, a dining room, a breakfasting kitchen, a family room and a downstairs wc. There is also excellent storage throughout, with loft ladder access to a very large attic space offering conversion potential, subject to the necessary permissions. With gas central heating, open fires and a wood burner it is a warm and comfortable home in a highly accessible location.
Externally, there is a private driveway to the side with parking for at least two cars, which leads round to a patio area at the back. The l-shaped garden ground is raised, running up the side and round the back and is mainly laid to lawn with a variety of small trees and shrubs. Given the external space to the side there is also an opportunity to extend the existing footprint or to erect a garage, subject to formal consents.
Given its location and deceptively spacious layout, it really is a property that should be viewed to be appreciated.
Edinburgh is easily accessible via the A68, with most Borders towns readily available from this central location, as well as via the aforementioned Borders Railway.
