3D VIRTUAL VIEWING AVAILABLE. Tucked away in a uniquely private setting on the Lower Slopes of Harrow on the Hill, this individual 1959-built property offers the opportunity to acquire a well-presented Freehold 2 bedroom house with a surprisingly large and secluded garden, all for a similar price to many flats on offer. For those seeking privacy and a peaceful location this is something rather special and may also have potential to extend to the rear, subject to consent.

Part of the local Conservation Area, the house has accommodation comprising a good-size hallway which could also be used as study space and a generous living room with high-quality timber flooring recently laid and a modern kitchen off. Upstairs is a large main bedroom with view across the garden plus a smaller 2nd bedroom and recently re-fitted bathroom which looks great. There is also space to park to the front, mostly double glazed windows and gas central heating and the house really must be viewed to fully appreciate both the splendid garden and secret location.

Here you are only minutes walk from the centre of the historic village which offers a great sense of community and tranquility compared to most of London. However there is also a Metropolitan/Chiltern Line (Harrow on the Hill) station close by for a fast commute to the City along with excellent road links to the surrounding area. With upmarket independent coffee shops, cocktail bars, pubs and restaurants nearby there is little reason to venture away, but practical needs are taken care of by a choice of major supermarkets and the comprehensive Harrow town centre amenities.

There are also open spaces for recreation including nearby Church Fields, along with leisure facilities including golf courses and a Vue Cinema. The area is also well known for its highly regarded state, private and church schools including St Anselms Catholic Primary School, Orley Farm Preparatory School and John Lyon School for Boys within walking distance.

Rear Garden
A particular feature of the property, being a large garden which widens out and is approximately 68 (20.73) in length. Recently re-laid lawn which looks lovely, with a patio area and many mature shrubs.

Parking Space
There is an area used as a parking space ahead of the path to the front door.

DIRECTIONS;
To find the property, first locate Little Court and Chestnut Court on Roxborough Avenue. Between them is a single track driveway marked Sheppards Court. Go up the driveway and at the end turn right. Continue to your right through and past some trees, keeping the 3 large period buildings to your left. Link House is at the far end of the drive, next to No.8 and along a pathway on your right to the front door.

Notes from the Owner;
Our home allows us easy access to everything London and Harrow have to offer but gives us the feeling that we live in the middle of the countryside. From the main bedroom all you can see are treetops, in the garden all you can hear are the birds singing and, exceptionally, we are not overlooked. Our little enclave is also a real community where we know our neighbours. During lockdown our generous garden was a particular asset and provided us with plenty of outdoor space to relax and unwind. This is a special home in a special spot and hopefully will bring the future owners as much contentment as it has brought us.
