Interior - Upon entering, a gate invites you into a private courtyard leading to the main entrance. The entry hallway grants access to both the utility room and the kitchen. The utility space doubles as a guest cloakroom, featuring a white suite, tiled flooring, and plumbing accommodations for a washing machine. The breakfast kitchen has been thoughtfully refitted to include sleek, high-gloss cabinetry, sophisticated grey quartz countertops, an induction hob, electric oven, and an overhead extractor fan. Integrated appliances, such as a fridge, and a stainless steel sink unit, complement the space. Additionally, a staircase ascends from the kitchen to the upper floors, while an open archway seamlessly connects to the living room. The living area is cosily appointed with an inset fireplace housing a multi-fuel log burning stove, with doors opening out to a rear terrace that offers tranquil views over the river. On the first floor, the master bedroom is a haven of tranquility, positioned to overlook the river and the lush fields beyond. The adjacent shower room exudes luxury, equipped with a contemporary white suite and a spacious, double-width shower. Ascending to the second floor, the second bedroom features a skylight that frames views of the surrounding natural beauty.
Exterior - The property boasts a block-paved terrace courtyard at the rear, which includes a right of way for the benefit of neighbouring properties. A gate and steps descend towards the river, offering a unique connection to the natural environment. From this vantage point, residents can relish in unparalleled views of the open countryside.
Locality - Mayfield, a picturesque village nestled on the Staffordshire edge of the River Dove, lies near Ashbourne, with a distance of about two miles. The village is segmented into distinct areas: Mayfield, Church Mayfield, Wallash, Middle Mayfield, and Upper Mayfield. It boasts a handy local store and a church in close proximity. The River Dove serves as a natural divider between Derbyshire and Staffordshire, with the stunning Hanging Mill Bridge providing a connection across this boundary.
Owner's perspective - "I moved in here during COVID after viewing many houses, I came in to this property and was blown away with its character and charm, especially by the sound of the river dove flowing by the garden, where you'll see ducks, fish and people in canoes.
I've so many memories here, as a first time buyer and will be truly sad to leave; I had my first dog here, fell pregnant with my daughter here and we've now got so many fond memories.
Parking isn't a problem, I've always been able to park outside my house and there's plenty of parking up the road. The community feel is lovely, its one of the many things that drew me here. We have an island page and people go on here for numerous things. We really will be sad to leave, especially with all of the personal touches and works we've added to the property, including the new gated fence in our garden - I believe there's even our names in the concrete under the newly surfaced bricks. The log burner is a great addition as you can open the leg and brace door I had put in at the stairwell and heat travels straight up and warms the whole house, even our daughters room on the third floor. The community here really is lovely and they make you feel so welcome. I'd love for somebody to be able to create new memories here, as this property not only offers you a slower pace of life in the countryside, you have animals and fields on your doorstep. We have barely any false light so the stars are amazing, especially on a clear night overlooking the river and Harrisons field - this is our flood plain, so we have the beauty of the river but are safe from flooding."
Agent's notes - Tenure: Freehold. Council Tax: East Staffordshire band B. Services: Mains water, mains electricity, mains drainage and internet connection.
