BENNET SAMWAYS are delighted to offer for sale this charming three/four bedroom improved and extended detached cottage, which is located in the heart of the highly sought after Derbyshire Dales village. The gross internal area is 1,200sq.ft.

The current owners have significantly improved the property whilst still retaining its charm and character. With beamed ceilings, vaulted beamed ceiling in master bedroom, Victorian style freestanding bath. This beautiful cottage is located opposite the church within the very sought after village of Marston Montgomery.

Interior - Main entrance is into the hall with stairs off to the first floor accommodation. The sitting room is bursting with character and is a really cosy room with beam ceiling, fireplace housing a log burning stove. The kitchen/diner has been re-fitted with a quality kitchen and characterful beam ceiling. The kitchen has a range of shaker style wall and base units with solid oak worktops and Belfast sink. Integrated appliances include an induction hob, double electric oven, extractor fan, washing machine and dishwasher. There is walk in pantry/laundry with space for fridge/freezer and also provides invaluable storage space for food. A solid fuel Rayburn which heats the water and radiators. There is an additional electric water immersion system and also some isolated electric panel radiators. An inner lobby with guest re-fitted cloakroom and access to a versatile study which could easily be used as bedroom four.
On the first floor, there is lovely landing leading to an elegant master bedroom with vaulted ceiling with exposed purlins. Bedroom two is a large bedroom and even the third bedroom is very well proportioned. A fitted bathroom with Victorian style roll top bath and high level WC.

Exterior - Approached via double width stone driveway and gated access into the main garden. With lawns, plant borders and a super paved patio allows you to soak up the sunshine on a summer afternoon. The current owner also has some hens (not included!) which creates that 'Good Life' feeling.

Locality - Marston Montgomery is a beautiful quaint village in a quiet corner of the Derbyshire Dales, located 7 miles from Ashbourne and 15 miles from Derby. Also convenient for A50/ M6/ M1 Commuting Network. Within the village there is Marston Montgomery Primary School, newly constructed village hall, a pub in the heart of the village known as ‘The Crown Inn’ and the Church of Saint Giles dates back to Norman times. There is lovely selection of varying styles of architecture surrounded by glorious countryside. Within a few miles there are excellent private schools with Abbotsholme School, Denstone College and the JCB Academy. Marston Montgomery is also within the catchment area of Queen Elizabeth Grammar School (QEGS) in Ashbourne. Golf is available in Ashbourne and Uttoxeter - the new Championship standard JCB Golf Course is close by, as is the Uttoxeter Race Course. As well as the world famous Peak District just around the corner.

Owner's perspective - We have enjoyed living in Marston Montgomery for almost 10 happy years. Holly Lodge is a cosy cottage, right in the heart of this pretty village with views over to the Church. We love our garden, it’s a bit of a sun trap and a home for our chickens, birds, bees and of course us too! One of our favourite things to do is walk our dog Jasper and there are so many countryside walks right from our front door, plus we have a welcoming and dog friendly local pub just a stones throw away!

Agent's notes - Tenure: Freehold. Council Tax: Derbyshire Dales District Council & Band E
Services: Mains electricity, mains water, mains drainage, solid fuel for the heating and current internet connection.
