BENNET SAMWAYS are delighted to offer for sale this well presented three bedroom detached house with a pretty landscaped garden and driveway. The gross internal area is 800sq.ft.

Interior - Stepping into the home you immediately feel a clean and fresh home. The entrance hall has the stairs leading off to the first floor and access to the living room. The living room has a laminate floor and chimney breast. The kitchen/diner is fitted with a contemporary style of wooden units. Plumbing for washing machine, space for cooker with extractor fan over and space for fridge/freezer. The kitchen has a modern tiled floor with underfloor heating and French doors opening on to the garden.
On the first floor off the landing is a large master bedroom and two further bedrooms. The bathroom is fitted with a white suite.

Exterior - The front of the property has a tarmac driveway and a tradesman side entrance. The rear garden has been landscaped with a good sized paved patio, borders with railway sleepers and a small lawn.

Owner's perspective - This is a lovely home in a quiet cul-de-sac and it holds fond memories for us as our children have grown up in this house. It is light and airy with plenty of space for entertaining family and friends but also feels cosy for relaxing nights in. The kitchen/dining room has been our favourite space with its open shelving, wooden worksurfaces and underfloor heating. It has been an easy to maintain and welcoming home with a private and manageable garden.

Locality - An historic market town known as “The Gateway to the Peak District” due to its convenient location to the magnificent Peak District National Park. It is within easy access of the A50 (9 miles) which connects to the M1 & M6 motorway links. Famous for its annual Royal Shrovetide Football (dates back to 1667) which is played on Shrove Tuesday and Ash Wednesday. There is a great array of amenities and facilities within a thriving town centre, which offers a plethora of individual, mainly independent shops and cafes. Ashbourne has a popular golf course on the outskirts of the town, and has the highly sought after secondary school of Queen Elizabeth’s Grammar School (QEGs) which serves Ashbourne and the surrounding Derbyshire Dales villages. There is a bus station which helps connect Ashbourne to Derby and Uttoxeter with a number of regular services, and nearby train stations at Uttoxeter and Derby & Matlock.

Agents notes - Council Tax: Derbyshire Dales District Council & band C
Services: Mains water, gas, drainage, electricity and no current live broadband connection. Tenure: Freehold.
