Detached character four bedroom house benefiting open views across Hindhead Golf Course, generous front and rear garden, large decking. Situated in a quiet cul-de-sac.
Believed to have originally been built in the 1920s as a golf lodge for Hindhead Golf Course (views over part of the fairway can still be enjoyed) this home retains plenty of charm and character whilst also providing modern and flexible accommodation.
There is private off road parking at the front of the house with 2- 3 parking spaces and steps leading down through landscaped and colourful floral borders to the front door.
The front door opens into a welcoming open plan kitchen/dining room with plenty of drawer and cupboard storage in addition to a built in dishwasher and range cooker with ceramic hob to one end and space for a large dining table to the other.
To the rear of the property are two dual aspect reception rooms with patio doors onto a large raised decking area. These two rooms offer versatile accommodation; one is naturally a sitting room, but the other, which extends directly from the kitchen, could be a family room/music room or a spectacular study thanks to the elevated views and open fireplace it offers.
Linking all these rooms is a hallway with original wood flooring which has been stripped and restored. The final room on the ground floor is a utility room which leads onto a WC.
On the first floor the landing offers a continuation of the wooden flooring and a deep airing cupboard as well as access to the loft. There are four good sized bedrooms and a family bathroom with spa bath; the master bedroom benefitting from an en suite bathroom, a charming original Art Nouveau fireplace and a patio door opening onto a balcony enabling views over the garden and fairway.
Thanks to the nature of the house there is a good sized undercroft storage area accessed from the outside under the reception rooms.
The gardens have been well loved and expertly tended over the current owners 25 years at the property. The rear garden is further complemented by a large raised decked area, which can be accessed from both reception rooms, and is perfect for relaxation, al fresco dining and entertaining. A set of steps leads down into the formal gardens that have been carefully landscaped to provide a number of spacious terraces interspersed with mature planting including several acers, azalea and rhododendrons with mature hedging to one side and the end. There is a gate at the end of the garden onto Grove Road. The gate is now unused for a number of years but a historical arrangement with Hindhead Golf Course to use
it to access the road could be re-explored if desired.
