The Sellers View

We bought Yarnfield in 2004. I'd been walking past this beautiful cottage with my dogs for years and always dreamed of living in a property like this one day. When I saw it was on the market for sale, I just had to have it! It needed a lot of love when we first took the keys, but for us, restoring this home has never been a chore. Our son grew up here, we've made so many happy memories within these walls.

We love living in Beenham. There is such a nice community spirit and every summer there are lots of village events. It's so quiet and peaceful, with lovely country walks through the bluebell wood. Douai Abbey isn't far away either and we've often spent many a Sunday strolling around its beautiful grounds. There is a great local pub, but you can also walk further afield to The Bladebone Inn in Chapel Row and take in all of the lovely views.

The location of this property really suited us too, its so well connected. Aldermaston train station is about a 10 minute walk away, so easy access to London, Reading and Newbury without the need of a car. It's rural, but its not that rural!

We will miss living in Beenham but it's time for us to move on. We really hope that the next owner will be the custodian of this amazing home and keep it going for many years to come.

The Agents View

Sold with NO ONWARD CHAIN

This is a unique opportunity to own a part of history. Lets put it this way, the Napoleonic war was coming to an end when it was built!

This wonderful home has been so well cared for by the current owners. To the front of the home you have a gated, gravel driveway giving you space for two cars. The porch to the front of the home really gives you a sense of the character you will find as you first walk through the front door. Its also a great place to keep your wood dry too.

The living room is a generous size, whilst maintaining a cozy feel, with lovely wooden floors, a beautiful fireplace and double doors leading into the garden. The kitchen, although modern, really suits this character home. With stone worktops, Belfast sink and built in wine fridge, whats not to love! Now the Aga is definitely a bit of me, but lets be honest, you wouldn't want in on in the summer! So the owners also installed a oven, built in microwave and a two ring hob, so you can comfortably cook anytime of year. You can also easily fit a dining table and chairs in the dining part of the kitchen, comfortable for a family of four to use regularly.

Off the back of the kitchen, you have a hallway with another door to the garden, stairs leading to the first floor and doors leading the the utility and bathroom. The utility room nicely fits a washing machine and separate tumble dryer, with some work surface to keep yourself organised. The bathroom is epic! Just like the kitchen, it really compliments this home. With a large walk in, electronically controlled Aqualisa shower, a victorian style high cistern toilet, sink with vanity cupboard beneath and separate bath.

On the first floor, you have three double bedrooms. Built in storage can be found in the master and bedroom three. The master is a really generous double room with dual aspect windows and beautiful vaulted ceilings. Bedrooms two and three will easily accommodate a double bed, and there is a handy recess in bedroom two for a wardrobe. and just like the master, they have the vaulted ceilings too.

I love the rear garden of this home. Its a really good size and private from the neighbours. From certain positions, you catch a glimpse of the rolling hills that lay behind this home. The majority of the garden is laid to lawn with a big patio, but in the southwest corner of the garden, this is where the fun begins. The owners have built a small summer house with a log burner, so it can be used any time of year. They have a sofa bed in here and friends/family have often used it when staying over, all year round. There is a large shed which has been sectioned in two, the front half is for typical shed storage, but the back now houses a bar with its own toilet. Last but by no means least, there is an outside kitchen and a perfect spot for a hot tub!

Due to the rural setting of this property, the heating is fired by oil with a tank is situated in the back garden and the sewage flows to a septic tank.

The Area View

Yarnfield sits 0.7 miles south of Beenham Village. Beenham is really quaint and hosts a pre school, primary school and The Six Bells pub. There is also a recreation area with a park and outside gym too, should you want to take the kids somewhere local to play.

Aldermaston train station is 0.6 miles away, and google recons it would take 12 minutes to walk there. Perfect for commuting, or heading up into town for a day of shopping. There is only one change at either Theale or Reading on your way to London Paddington. The A4, which links Newbury to Reading, is only moments away too. The A4 will take you to junction 12 of the M4 in about 10 minutes by car. ?????
