The Sellers View
I first bought this home as I was downsizing from a five bedroom home in Crowthorne. Apart from its character charm, the main thing that attracted me was that I would have less rooms, but I wasn’t compromising on the size of the rooms. You can easily fit a double bed and other furniture in each bedroom. The garden is completely private and as this plot is tucked in the back corner of the development, you are nicely shielded from any road noise you may get from Dukes Ride, so it is a peaceful setting. I recently had the grass removed and replaced for artificial lawn as I found storing a lawnmower for such a small lawn area a pain. I also really love the fact that you can look out of any window and see trees and greenery. 

We have a friendly community within Kipling Hall with a resident's management committee to keep the general area up to standard. We each pay £50 a month into a kitty so we can maintain our beautiful gated development.  

I have an allocated parking space just outside the house with, officially,  one other but there's room for a third. I was smitten as soon as I saw this house as I hope you will be too. 

I am only moving to downsize again but with all its advantages, it has been a hard decision to make as I have been very happy here. 

The Agents View
This lovely property is located about a 10 minute walk from Crowthorne High Street (that's how long it took me to walk) and there is a good selection of schools nearby for children of all ages. It is believed that Kipling Hall was originally constructed in the 1900's and oozes character both internally and externally. The higher than average ceilings on the ground and first floor really add to the feeling of space. The conservatory feels more like a garden room, and as it's accessed directly off the reception room, it really brings the outside indoors. The garden is lovely and really easy to look after. Handily, there is a back gate with a path which comes round to the front of the development, making it easy to store bikes etc without the need to bring them through the house. As the seller mentioned, there is a parking space right by the front door which is really handy when you've done the big shop, and another one nearer the entrance gates. The residents have an agreement with parking so you can get 3 cars parked securely, although on the deeds it only shows 2 confirmed parking spaces.

This is a really impressive property in a wonderful location and I would highly recommend a viewing, properties in this development do not come up very often.
