The Sellers View...
"We have lived in the Manor since 2007. We moved to the area primarily for its superb links to London and Heathrow Airport. In fact, it is a convenient place to live for access to anywhere in the country due to its close proximity to both the M4 and M3 and of course the ever-improving rail links. The shops in Reading provide us with one-stop shopping.

Since purchasing the property, we have carried out substantial upgrades, including a new kitchen, all new bathrooms, and a new downstairs cloakroom, not to mention the new utility room, but our favourite improvement is the addition of the air-conditioned garden room which runs across the back of the garages and with its 6 metres of bi-fold doors leading out onto the extensive patio area it really brings the garden into the room. We have had the garden professionally landscaped so that during the summer months it provides total privacy for us to enjoy dining on the
extensive patio area..

Living in The Manor is a peaceful and enjoyable experience and combines the benefits of living in a village community whilst still being convenient for either the town of Reading or the countryside around Shinfield. The Manor also benefits from its own children’s playground maintained at no cost to the owners. There is also a much-favoured neighbourhood "Whats App" group. We are fortunate to have a one Michelin Star restaurant namely L’ortolan in Church Lane, a walking distance of less than 10 minutes from our home.

We shall be sad to leave The Manor but with our family having grown up and moved away we no longer need such a large property. We will take with us fond memories of our years in Berkshire."

The Agents View...
Absolutely stunning! Every inch of this home is gorgeous and ready to move into. As you approach the front, you are met with a large driveway for multiple cars to park, in front of the triple garage. The landscaped garden and shrubs give a peaceful feel to the walk up to the front door. When you walk in, wow! Greeted by a large entrance hall with the staircase sitting in the middle and access to all of the rooms downstairs. You have a study to the right and a lounge with French doors onto the garden. To the left, you have a dining hall, cloakroom, and access to the kitchen. There is a breakfast room with a feature bay window out to the garden, which is accessed both by the entrance hall and kitchen. The current sellers extended adding a garden room with bi-fold doors onto the garden, as well as a large utility room, which takes up a little space from the triple garage. There is also a separate front access which would lend itself nicely to be used for an annex.

Upstairs you have six bedrooms, of which five have built-in wardrobes. Two bedrooms have re-fitted en suites and you also have a new four-piece suite bathroom, all of these have digital aqualisa showers. The landing upstairs is breathtaking, showcasing the sense of space as you can see through back to the entrance.

The garden has been fully landscaped and is kept perfectly. With your sweeping patio access to the rear and three ways to access the garden from the back of the home, it will be used all year round by the new owners.
