Sellers view -
Church lane is a beautiful place to live and has proven to be the perfect blend of modern convenience and country living. The church located opposite really creates that sense of living in a village and can be seen from our kitchen bay windows. A lovely view when making breakfast in the morning! A 5 minute walk will get you to the local shop, pub or bus stop, and a 10 minute walk will get you to the countryside.
The downstairs area feels very spacious and well lit - with big windows and doors at the back, and ceiling windows in the extension. The spacious, open feel to the lounge makes it our favourite room; perfect for relaxing with family and friends. Currently, the extension serves as our dining area but would also be a lovely play space or office.
The house is easy and efficient to heat since having a new boiler fitted, and with the house being well built we rarely have the heating on.
Outside, the garden gets sun from mid morning to evening, and is the perfect spot for sunbathing or entertaining in the spring and summer months.
We have great transport links to London and easy access to reading and wokingham town centre via bus, bike or taxi.
We have loved living here and will find it incredibly sad leaving this beautiful home. We are only moving to upsize and be closer to family and friends, but hope another family will love it just as much as we have!

This home really is awesome and I can see why the sellers have enjoyed their time here so much, not only do you have such a nice setting and location but the extension gives you so much living and entertaining space. These properties have kept with the characteristics of the area while being a modern built property, giving you the best of both worlds.
Upstairs you have three spacious and bright bedrooms, a modern family bathroom and then a refitted en-suite to the master, which also has fitted storage already.
Downstairs is fantastic and you get a sense of space as soon as you walk in, with uninterrupted flooring running right the way through. You have a refitted downstairs w.c and lovely bay window to the kitchen at the front, from here you have views onto the church. The back of the home gives you versatile living space with a huge lounge area and loads of light coming through from the extension with Velux windows. From here you can step out to the low maintenance garden, perfect for entertaining, you have side space for storage and to the rear a garage and ample parking, which is secluded from the other properties as this is shared between you and the adjoining neighbour.

Area view -
Church Lane is very picturesque with a nice tree lined road, St Mary's Church and the Michelin Star rated restaurant L'Ortolan just further up. There are also fantastic local pubs including the Shinfield Arms within walking distance as well as all your amenities such as a the popular Robyn's Nest Café, a post office and a Co-Op within the village itself. You are really well connected from here with bus links into Reading and Wokingham towns or you have junction 11 of the M4 only a few minutes which just on from here is Green Park with the new arrival of a train station coming soon.
My favourite thing about this area though is the amount of green space you get, with some fantastic walks including Deardon Fields not far from this property, which connects onto plenty of further farm land and walks close by to enjoy, you would think you were in the countryside along here.
