The Sellers View...

Arborfield is a lovely place to live, it has the benefits of being an up-and-coming village whilst still feeling like you live in the countryside – a rarity these days! There are great transport links with the M4 & London in reach, the leopard bus, as well as Wokingham and Reading stations a short drive away. The local pub is reopening under new owners, and we now have two convenient stores within walking distance. We have loved walking our dogs around the rugby fields daily as well as venturing further to the picturesque Hazebrouck Meadows or California Country Park.

The house has been totally renovated since we moved in, we have opened up the hallway and kitchen to what is now a bright and airy space benefitting from the sunshine. A new modern kitchen was fitted in 2022 with new flooring throughout the ground floor to match as well as updated electrics. Possibly our favourite part of the house is the low maintenance garden which we consider an ‘extra’ living space through the summer months. It has housed many BBQs over the years and as it is south facing, you benefit from sunlight all day into the evening. It is the perfect place to enjoy your morning coffee or unwind in peace during the evenings.

We have got to know our neighbours on both sides well and there is a real community feel in the area, where everyone is helpful and looks out for one another. In all honesty, leaving the house has been a difficult decision as we have loved living there, although the complete renovation was a lot of hard work, we are so pleased with the way it turned out. Number 10 has been full of memories which will stay with us for a lifetime, and we will miss it.

What more can we really add that our sellers haven't covered! This really is a superb example of a two bedroom home. They have loved the property so much and made so many improvements, from the stunning kitchen to the landscaped garden. You will love it!

The Area View...

Arborfield is becoming a very popular place to live, with easy access to Wokingham and Reading. You have some superb local schools, plenty of green space to enjoy along with new amenities such as the Co Op that has recently been built. In the village itself, you have the Bull, which is due to re open soon, after a take over and renovation into a cocktail style pub.
