I know that for some the preference is to open up the kitchen. We feel it would be easy to knock through from the kitchen to incorporate the dining room and/or utility room if you so wished.

Head up the sweeping stair case where you will find a galleried landing and adjacent bedroom accommodation. All five bedrooms are carpeted and have fitted wardrobes! In addition, Bedroom 1 and bedroom 2 have en suite shower rooms. A half-tiled family bathroom comprises a bath, shower enclosure, wash basin and a close coupled loo. Just outside the bathroom is an airing cupboard with a water cylinder to keep all the towels and bed linen warm.

All the windows are double glazed; both French doors are triple glazed. The boiler is just six years old. The loft is fully boarded and insulated providing excellent storage and would be ideal to convert for extra living space (of needed!) The house also comes with an alarm.

A much requested double garage with lighting and power is insulated and has a ?6,000 remote controlled H?rmann garage door. I know how popular double garages are and get asked for them all the time so happy to offer one here.

The flat garden is mostly laid to lawn, low maintenance and dog and child proof with side access on both sides of the house.There are two useful sheds tucked away and out of view.

31 Hop Pole Green is perfectly located close to rolling countryside and fields that surround Leigh Sinton, a hamlet in the Malvern Hills district of the county of Worcestershire. The village lies on the A4103 Worcester to Hereford road, 5 miles from Worcester and only 3.7 miles from Great Malvern, just 11 minutes by car.

The nearest pub is the Royal Oak Inn which is a very handy 2 minute drive or 9 minute walk away where you can enjoy home coked food and a refreshing drink. There is an excellent Londis store, filled with all the essentials and a terrific plus are their pork and beef baguettes that sell out very quickly daily!

The village is surrounded by beautiful countryside and is home to Grade II listed St Edburgha's Church, which dates back to the 12th century. There are a number of walking and cycling routes in the surrounding countryside and a range of local pubs serving traditional English cuisine.

There is a strong community identity with community groups and organisations including a local history society, a gardening club and a woman's institute. There are a number of annual events here including a summer fete and a Christmas market.
