1 Bracken Way is a handsome, modern house that occupies a prized corner plot location and is therefore not overlooked by other homes, surprising for a modern house!
Beautifully maintained and scrupulously clean and tidy, this is an excellent family home with a show stopping kitchen with gleaming white quartz work tops, top of the range Bosch dishwasher, Hotpoint washer/dryer, Bosch fan oven and Bosch fan over the hob and all high end appliances will remain. Patio doors lead out from the dining area to the garden making this a sociable and inviting home.
With an envious 21 ft sitting room with dual aspect windows, a bright and generous hallway, super eat in kitchen and downstairs cloakroom.
Head upstairs to 3 good double bedrooms, the charming main bedroom which has a modern ensuite shower room, fitted wardrobes and on to two further good double bedrooms and a modern white family bathroom.
The landing is light and airy and this house offers easy living and well thought out accommodation. A superb family home to enjoy from the moment you move in. No work required. Just complete and move!
The loft is boarded and well insulated and there is light and an easy to use loft ladder for all your storage needs.
There is a smart meter and water tank and a Nest so that you can turn on heating from the comfort of your car. The heating costs are very reasonable and the energy performance rating is a C, very respectable.
No 1 is in my opinion a must have home with a surprisingly private, easy to care for walled garden, cute and useful garden shed and the all important single garage.
For those with children, Dyson Perrins school is only a 5 minute walk away so children can walk themselves to school easily and there are two local primary schools, Somers Park and Northleigh. Another huge plus for me is the handy Sainsbury's a 2 minute walk away, open 7 days a week for all your essentials.
There are lovely walks close at hand for those that enjoy stretching their legs with their children or panoramic dog walks. Or walk to the local delicious bakery, Le Delice of Malvern which is a family owned bakery making fresh bread, amazing patisseries and sells cheese too. Everything covered here!
Please call Andrea or email me at anytime open 7 days a week.
LOCATION
Malvern Vale is an excellent place to live with two primary schools, Northleigh C of E, Somers Park and the excellent Dyson Perrins state school. The area has a highly popular Sainsbury's, open 7 days a week, and is within easy walking distance.
There are wonderful walks on the door step; I have friends who live nearby who send me photos daily! Excellent for dog owners too and children to ramble.
Malvern is a safe and beautiful town with an abundance of quintessentially British charm steeped in culture. A designated area of Outstanding Natural Beauty with the spectacular Malvern Hills providing a glorious back drop, you will find this so much more than just a place to put down roots.
Here you will find independent boutiques, outstanding restaurants, pubs, cafes, a range of supermarkets including Waitrose and the renowned Malvern theatre.
For those that love walking and cycling, the magnificent Malvern Hills are on your doorstep.
There are a range of local pubs and the Nags Head is a real locals local so worth a drink in the rear garden and excellent in winter with roaring fire to sit by and for those wanting an excellent coffee shop and light breakfast or lunch I strongly recommend Faun on the Worcester Road for its cinnamon buns.
Malvern has excellent links by road and rail: Great Malvern and Malvern Link train stations are only a few minutes away with direct links to Worcester (10 minutes), Birmingham (1 hour) and London Paddington (2 hours 15 mins) with Junction 7 of the M5 a short drive away. Gloucester, Cheltenham, Stratford-Upon-Avon, Broadway, Bristol, Cardiff and Birmingham all readily accessible.
