A simply great house. It's location is superb, the layout fantastic and the space, light and air just makes you want to shut the front door and breathe (although once you see what's opposite the property you might be opening the front door sooner than you think).

Everything about this property is about family living with people of all ages. That said Mum and Dad get their own huge space on the top floor as well as great views over Yateley as this house stands at the top of Little Vigo.

The lounge also has a separate snug/play area off it with access to the garden and it's not long before you find yourself in the large, modern kitchen complete with large island, dining area and utility.

To the first floor can be found four double bedrooms and a large family bathroom complete with separate shower and to the second floor there is plenty of versatile accommodation. Currently set out as two double bedrooms with copious amounts of wardrobe space and a modern shower room. The accommodation lends itself to being easily re-configured into a large, very comfortable dressing room for both him and her.

Back to the downstairs and exiting into the gardens which are easy to maintain, in our opinion, with the majority being laid to astro. There are mixed mature beds to the front where you will also find plenty of parking. The rear garden also offers a lovely raised patio area which in turn leads down to the outside bar (summer house), a wonderful space for entertaining. It is a sunny garden with the majority of it being South facing and again is designed for fun, relaxation and general enjoyment.

The current garage set up provides storage but can be easily returned to garaging should it so be required however there is plenty of driveway and parking opposite.

Opposite. Where to start? Perhaps the fact that less than a 10 second stroll from the front door you find yourself upon the Common and old airfield offering access to areas of natural beauty such as Castle Bottom. Acres and acres of natural shrub land, woodland and heathland on which you can walk the animals, cycle or just enjoy an afternoon stroll.

Now to the location. Yateley, Hampshire. A popular small town in North East Hampshire which has so much to offer. Schools, we have everything. Infant, Primary and Secondary (two secondary schools in fact) and a Preparatory School. Shops, cafes, salons and garages all add to the vibrant atmosphere of this town which is also home to a couple of excellent public houses, one literally down the lane, The Anchor, and the other, The Dog and Partridge (renowned for its hospitality and Sunday lunches) a decent walk or short drive away. Other Public Houses are available. There are no fewer then three pharmacies, two doctors surgeries and even a Waitrose which is also a short drive away.

Transport connections are a massive plus for Yateley. Access to the M3 and M4 is easy and about 10 and 20 minutes respectively. The trains can be caught from Fleet into Waterloo although some prefer to catch it from Winchfield, the other side of Hartley Wintney or you can go to Reading from Blackwater, Gatwick in the other direction, and catch the train into Paddington. Heathrow is 35 minutes by car.

Golf course, hockey, football and cricket clubs and two sailing lakes are perfect for family enjoyment and support.
