A covered entrance porch with brick and tile hearth leads to the front door with side screen opening into the hallway. There is an understairs cloaks cupboard and additional storage cupboard alongside, together with a ground floor bathroom which comprises a panelled bath with mixer taps and shower attachment, a low-level WC, a pedestal mounted wash basin, an airing cupboard, and tiled floor and part tiled walls. A glazed door from the hall leads into the large sitting/dining room which faces west overlooking the garden and woods beyond, with a feature open fireplace with tiled surround and timber mantle, a range of built-in shelving either side of the chimney breast and French doors opening out onto the garden. The dining area has a serving hatch from the kitchen. The kitchen can be accessed from the hall and faces east and south and is fitted with a range of floor and wall mounted cupboards with Corian worktops and integrated appliances, including a Miele double oven, a Miele dishwasher, a fridge and freezer, a four-ring gas hob, and additional space and plumbing for a washing machine and tumble dryer. At the end of the hall there are two bedrooms, one with a glazed door opening out onto the garden and built-in wardrobes. This could be a separate dining room if required. The second bedroom has an en suite wet room with built-in wardrobes and a bay window overlooking the drive to the front.

The straight-run staircase leads to a small landing with an access hatchway to the under eaves storage space, and the landing then opens into the first floor sitting room. This lovely room enjoys an outlook facing west over the garden to the woods beyond, and a fireplace with rustic timber mantle over. On either side of this room are two further bedrooms. One bedroom has a lovely view over the garden with a window seat and a built-in cupboard, together with an en suite bathroom comprising a shower enclosure, bath, wash basin, WC, and airing cupboard. The other bedroom is a good size double room enjoying a triple aspect, facing east, south and west, with a glazed door opening out onto a balcony with a separate staircase/fire escape.

The property is approached by a private driveway which leads round to the parking area in front of the house with access to the garage. The west facing garden lies predominantly to the rear of the property with a lovely enclosed garden laid mainly to lawn, with hedgerows comprising a variety of specimen shrubs and plants. At the end of the garden is a timber framed summerhouse with gate access into the communally owned woods comprising 32 acres of woodland with a lake forming part of the original estate of the Newlands Manor Estate.

SERVICES

THE HISTORY OF NEWLANDS MANOR
Newlands Manor is steeped in history and in the latter part of the nineteenth century entertained Kaiser Wilhelm, King Edward VII, Lily Langtry and Randolph Churchill. The main house was a fine country estate and after WWII was divided into individual dwellings, each with their own private garden and owning a share of the 32 acres that surround the house for the exclusive use of the residents. The cottage was formerly The Gamekeepers Larder which when owned by Col. William Cornwallis-West in the 1860s became the place for house and shooting parties.
