The front door opens into the lobby which in turn opens into the entrance hall. On the left hand side is the shower room which comprises a shower unit, WC and wash basin. The hall then leads through to the sitting room which has a fireplace and a window overlooking the rear garden. From here, a door opens into the snug which has a fireplace and useful storage cupboard. Following on, the kitchen is fitted with a range of floor and wall mounted units incorporating an electric hob with oven under and extractor above, one-and-a-half bowl sink unit and space/plumbing for a washing machine. Back in the hall, a door opens into the ground floor bedroom three which has a corner fire and window to the front. The staircase leads from the hall up to the landing where there are two bedrooms, both of which enjoy views across the rear garden.

Outside, the property is approached from Warborne Lane via a large drive which provides ample off-road parking and leads to the single detached garage which has an up-and-over door. The front garden has an area of lawn being bordered by a variety of shrubs and plants. A path and a gate lead down the side of the cottage to the large west facing rear garden which is an undoubted feature of the property. There is an area of patio and a central raised deck with the majority of the garden being laid to lawn being interspersed with trees and plants and the boundaries bordered by fencing and mature hedging. There is also a useful garden implement shed.

HISTORICAL NOTE After World War II, Britain was in desperate need of houses that could be built quickly to replace those that had been destroyed. The Swedish government gifted around 2400 timber-built homes in 1945/46 to thank the British for their support during the war. These Swedish 'flat-pack' homes were supplied in sections using tough Baltic pine and insulated with a natural felt made from sheep's wool which was designed to withstand the cold winters.

SERVICES Mains electricity and water are connected to the property. There is no gas, and there is private drainage.
