For Sale By Public Auction (11/12/2024) – Yatton Cottage is a compact off-grid cottage with full planning permission to create a 3-bed eco-friendly accessible home, that skilfully blends old-world charm with a sympathetic, forward-thinking design for modern twenty-first century living.
This small off-grid cottage is located under Yatton Common. It is a traditional detached dwelling constructed mainly in stone, with some timber cladding and brickwork under a natural slate roof. The large stone chimney stack forms an integral part of the frontage to the existing dwelling. The ground floor living room is particularly characterful, benefiting from a large stone inglenook fireplace.
The cottage has permission granted to extend, creating three double bedrooms and a modern open-plan living space. Designed sympathetically for twenty-first century family living, an additional study / office would provide flexible space ideal for study or home-working.
The orientation of the approved extension follows the cottage, allowing south-facing rooms to reap maximum solar gains in winter. A covered porch provides solar shading in the daytime as protection from overheating in summer, and acts as a shade to avoid unwanted light spill into the sky at night; the biodiverse green roof reduces the impact of the proposed structure, both visually and ecologically.
An timber-clad link is designed to become the new front entrance to remove the need for wasted circulation space through the original cottage. This link multi-functions as a draught lobby, coat cupboard and plant room (for the MVHR unit, and battery store for the PV’s) and provides a clear delineation between the traditional cottage, and the thermal and airtight envelope of the highly insulated extension.
The extension granted is of a high standard of energy efficiency, creating a thermally efficient envelope that would minimise heat loss whilst maximising solar heat gains in winter. The approach provides for a high level of thermal comfort and even temperatures throughout, to reduce the reliance on a conventional space heating system. The space would have a high level of insulation and air tightness using triple glazed windows and doors, already installed on the existing cottage. A whole-house mechanical heat recovery ventilation system (MHRV) centrally located in the link would supply controlled and continuous amounts of fresh air to the house.
The property is approached via an existing private track. The new site layout would provide a formal courtyard arrangement for three cars, to free up the area immediately in front of the cottage for a terrace and a garden. New surfaces and levels would afford safe level access to, and throughout the whole ground floor of the dwelling for wheelchair users, to make the property an accessible dwelling as far as possible. Cycle parking spaces are provided within the rear store.
Since 2018, under the guidance of an ecologist, the vendor has undertaken valuable work to enhance the existing hedges and has planted many appropriate indigenous hedging species to further enhance the local ecology. This provides nesting, roosting and hibernation opportunities for many species across the site. Boxes for bats and birds and hedgehog housing have been integrated into the scheme.
The whole property has been designed to be completely self-sufficient and could potentially remain off-grid. However, if the need arises, National Grid would be able to make the appropriate connection. Provision has been made for a battery storage system to support the PV, permission is granted for a borehole for potable water. In order to conserve the Cottage all renovation work has been completed and signed off leaving a structurally sound water tight shell, ready for new owners to implement the approved extension plans (see Herefordshire Planning Portal Ref. 240500 for full details) and make it their own.
Location
Yatton Cottage is situated in an elevated position on Yatton Hill, near the western edge of Yatton Hill Common. The site overlooks the hamlets of Yatton and Yatton Marsh; both settlements being in the valley to the west. The property is situated in north Herefordshire, about 10km from two historic market towns: Leominster to the south-east, and Ludlow to the north-east.
Despite the rural location, there are great local facilities, including a doctor’s surgery, post office, shop, pubs and well regarded primary and secondary schools, in the nearby villages of Kingsland, Wigmore and Leintwardine.
