Minhafren Mill is positioned in a rural hamlet, offering country living whilst being only a stone's throw away from amenities, not only in nearby Newtown, Montgomery and Welshpool but Shrewsbury and Ludlow, which are less than an hour's drive away. The property's location gives ease of access to the coast, Snowdonia and the Shropshire Hills (AONB). Situated on an elevated spot, the Mill enjoys views over the local countryside.

Dating from the 1690s, the property perfectly blends contemporary living with period features and, as one part was utilised as a fulling mill during the 19th century, it has an abundance of history.A welcoming porch leads you into a hallway with doors giving access to the kitchen-breakfast room and sitting room. The kitchen is a good-sized room with plenty of space for a dining table. There is a range of matching base and wall units, quarry-tiled floor and windows to three aspects, which allow plenty of light to enter, and a stable door which gives access to the garden. A focal point of the room is the oil-fired Rayburn. Further storage is available in the under stairs' pantry.

The sitting room has an inglenook fireplace with wood-burning stove in situ, feature beams, parquet flooring, dual aspect windows and stairs rising to the first floor. The upstairs accommodation in this part of the house comprises two of the three bedrooms and a bathroom leading from a landing where there are built-in cupboards and a small windowseat. The main bedroom is well-proportioned with period features and built-in wardrobes and cupboards. There is also further storage space in the walk-in cupboard of the second bedroom. Like the main bedroom and the bathroom on this side of the property, the second bedroom also benefits from dual aspect windows.

From the sitting room of the property, you walk down a few steps and enter the drawing room which has floor to ceiling windows, feature beams and a large brick inglenook fireplace with oil-burning stove. There is further storage space to the right of the inglenook. A door from the drawing room gives access to a second hallway with a door through to the integral garage. A second staircase rises from this hallway to the first-floor landing which leads to the door of a small balcony where an exterior staircase descends to the garden. From this landing there is also a well-proportioned bedroom with vaulted ceiling, period features, dual aspect windows and ample storage. This room offers potential as a self-contained annexe as there is a kitchenette in one section of the room. Adjacent to this room is the second bathroom/shower room. A further generous-sized room, which is currently used as a study and lounge, has shuttered windows running along the length of the wall with views out over the surrounding countryside.

You approach the property over a gravel driveway bordered by an abundance of mature shrubs and trees. A large upper patio area with a pergola provides one of a number of places to entertain. The garden is very private and is screened from neighbouring properties by large trees. The garden has open aspects over pasture land on both the rear and right hand side of the property

Direction:
Follow the A49 North from Ludlow heading through Craven Arms turning left shortly after onto the A489 signposted Newtown. Follow this road through Churchstoke and Montgomery until you reach the A438 and turn left to join. Turn right at signpost for Llanfair Caereinion/Bettws Cedewain (B4389), go over two bridges. After approximately 200 yards there is a no-through road on your right. Turn here then take the first driveway on your left. Minhafren Mill is straight ahead through the gates.
