'Burnside' is a detached period house, which is presented to the highest standard and has been sympathetically extended to afford space and light throughout. The property provides flexible accommodation boasting charm and character, with many of the period features still lovingly retained. The reception spaces are particularly attractive, bi fold doors are a notable asset in the living room affording easy inside/ outside entertaining whilst the double sided log burner creates a stunning focal point between the living room and dining room

All principal rooms have a southerly aspect and enjoy lovely panoramic vistas across the Knowle valley. There are open fields to the rear affording wonderful views and a babbling brook at the bottom of the mature, landscaped gardens. There is superb potential to further extend the property, subject to planning permission being obtained, many precedents have been set in the immediate locality.

Outside the gravelled driveway provides ample off road parking. There is a large shed with a great deal of storage. Side access gates lead around to the level rear garden which is mainly laid to lawn. Beyond the garden there is adjoining woods and paddock giving a pleasant rural outlook. There is also a brick paved patio, potimng shed and raised vegetable beds.

'Burnside' sits within a level, corner plot which equates to just over a quarter of an acre. Having charming countryside views and a semi-rural feel, it is a superb south facing site. This end of Halse Hill is a very quiet and sought after residential area, yet despite this tranquil location the property is less than half a mile from the Town Centre and sea front.

The beautiful two-mile beach, with very clean and safe bathing water, is framed by the picturesque sandstone cliffs, and allows panoramic views across Lyme Bay. Nearby is the Otter Estuary Nature Reserve, which has an abundance of wildlife to explore with footpaths both sides and viewing platforms. The whole town and its surroundings are a designated Area of Outstanding Natural Beauty.

There are a number of clubs and societies that cater for all ages and cover a range of interests, pursuits and activities. East Devon Golf Club, Budleigh Cricket Club plus the Croquet and Tennis Club are renowned sporting venues, whilst culturally the art galleries and drama playhouse have regular festivals and exhibitions.

The annual literary and music festivals are recognised on an international level, with some of the town’s famous residents regularly contributing. There are opportunities for all types of cycle routes, water sports and fishing along the coast and in the Exe Estuary. Scenic walks can be enjoyed along the South West Coastal path and the Otter Estuary.
