DIRECTIONS

From Aveton Gifford roundabout proceed north along the bypass towards Modbury & Plymouth, after 0.3 miles

turn left signposted ‘Waterhead’. Continue along this road for approximately 0.6 miles and turn left onto Drunkards Hill public byway. After approximately 0.6 miles the field entrance gateway to the land is located on the left-hand side.

SITUATION

The land lying to the north of Were Down is situated between the villages of Aveton Gifford and Bigbury, in the South Hams area of South Devon and within an area designated as a National Landscape.

The nearest town of Kingsbridge is about 4 miles away, the city of Plymouth some 15 miles to the west and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 10 miles to the north.

DESCRIPTION

The land extends in all to approximately 10.15 acres (hectares) in all of permanent pasture land, the extent of which is outlined in red on the site plan.

Featuring a combination of gentle north, south and west facing slopes with some more moderate slopes in places.

The land has been used in the past for livestock grazing purposes and would be very suitable for a variety of uses including general recreation/ amenity or alternative uses, subject to obtaining the necessary planning consents.

The land benefits from spectacular views east and south across the South Hams countryside due to its elevated position.

Access to the land may be gained through the single vehicular width gateway off Drunkards Hill public byway. This byway runs along the northern boundary of the land. The access would be suitable for 4x4 vehicles and is marked with a letter ‘G’ on the site plan below.

METHOD OF SALE

The land lying to the north of Were Down is being offered for sale by Formal Tender (unless sold prior), with a tender closing date of Tuesday 7th April 2025 at 12 noon.

Tenders must be submitted to 62 Fore Street, Kingsbridge TQ7 1PP in a sealed envelope.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller (see Legal Pack below) and provide a deposit of 10% of their offer price, as their tender.

If either of these two component parts are not submitted, their tender risks being declined.

Moreover, the successful purchaser will be liable to pay the sum of £2,000 + VAT as an administration fee in addition to their tender.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 56 days later (or earlier by arrangement), as set out in the contract contained in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
