Believed to originally date back to the 14th and 15th Century, this centrally located Grade II listed property is probably one of the oldest cottages in Canterbury and retains many original features, giving an atmospheric charm. The property benefits from accommodation over three floors and has recently been used as a mixture of residential and commercial. On the ground floor are two reception rooms with a large storage area and ground floor w.c. Stairs lead up to the first floor with a good size double bedroom, kitchen and bathroom and landing with further stairs to the second floor bedroom. Externally there is a good size rear garden with a lovely silver birch tree and a timber storage shed.
We have been advised by the Vendor that planning consent was granted by Canterbury City council in 1974 for change of use of the front room of the ground floor from Residential to a shop (copies of this consent are available upon request). An application is in the process of being submitted for change of use back to residential.
The property is located on Northgate, an area with mixed retail and residential, just outside the city walls. Canterbury boasts an extensive range of amenities including a wide range of shops, restaurants, cafes and pubs plus recreational facilities, schools, colleges and universities. Canterbury West train station is walking distance and the High-Speed rail link provides services to London St. Pancras in approx. 55mins. Easy access can be gained onto the A2 to Dover and the M2 to London and the outlying east Kent countryside provides lovely walking and cycling.
