DIRECTIONS
From the village of South Brent, turn right onto Station Road. Proceed north over the railway bridge for approximately 150 yards and turn left onto Station Approach. Proceed for 200 yards, follow the road right onto Vicarage Road and continue for approximately 300 yards. Bare right at Oakhill junction signposted Lutton, following this road for approximately 100 yards. Turn right and the field gate access is on the right.

SITUATION
The field at Underhill is situated approximately 0.5 miles to the north of South Brent within the South Hams Area of South Devon as well as Dartmoor National Park.

The nearby city of Plymouth is approximately 17 miles to the southwest while the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, is situated approximately 2 miles to the south east with access via Marley Head.

DESCRIPTION
Extending in all to approximately 2.83 acres (1.14 hectares), as outlined in red on the site plan. The land is currently all down to permanent pasture and has been used in the past for livestock grazing purposes and most of the perimeters are stock fenced.

The field at Underhill benefits from a wooden field shelter which extends to approximately 20 square metres (215 square feet). The building is of an older and basic timber frame construction with timber cladding sides under a corrugated iron roof, on an earth floor.

METHOD OF SALE
The field at Underhill is offered for sale by Formal Tender (unless sold prior).The deadline date for the submission of tenders Tuesday 17th September 2024 at 12 noon and all tenders must be submitted to 62 Fore Street, Kingsbridge in an envelope clearly marked ‘Field at Underhill’.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller and provide a deposit equivalent to 10% of their offer price as their tender. If either of these two component parts are not submitted, their tender risks being declined.

Moreover, the successful purchaser will be liable to pay the sum of £1,500 + VAT as an administration fee in addition to their tender.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitutes an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.
