DESCRIPTION

Luscombe Maye are delighted to bring to market 1 Limeberry Terrace, a three bedroom characterful cottage that has been a well-loved home for nearly 30 years. The property is situated very close to the centre of South Brent and boasts a lengthy rear garden, which is at least 100 foot long.
The living room has an ornate fireplace with a wood burner, plus a sash window which overlooks the front garden. A large opening under the central staircase leads to another reception room, and the kitchen is situated at the rear of the property. The kitchen comprises matching wall and floor units, a four ring gas hob, cooker, sink and integrated fridge freezer. There is space and plumbing for a washing machine and dishwasher. The bathroom, which is accessed through the kitchen comprises a W.C., wash hand basin and bath all in white.
Stairs ascend to the first floor landing which gives access to all three bedrooms. The master bedroom has the benefit of an ensuite wetroom and beautiful countryside views. The second bedroom has a large cupboard, which has been used as a wardrobe, however it is anticipated that this cupboard could be removed to create a larger bedroom which may then accommodate a double bed (it is recommended to take advice in this respect). Both bedrooms two and three have sash windows.
OUTSIDE:
A low maintenance front garden which is mainly laid with gravel has some bushes and shrubs and a quaint tiled pathway leads to the front door. The back door from the kitchen leads out onto a westerly facing decked area and steps lead down to the aforementioned rear garden and over a small stream. This rear garden is a gem and particularly sizeable when comparing it to other properties of a similar size. There is ample room and different areas for seating and dining spaces perfect for alfresco dining or simply relaxing and enjoying the birdsong. There are various plants, trees, shrubs and bushes throughout this space, which is believed to be fully enclosed. See separately the agents notes relating to rights of way.

AGENTS NOTE

1 Limeberry Terrace has a right of way on foot from the deked area, over the pathway at the rear of the neighbouring properties. There is then a vehicular right of way, down towards the bottom of the rear garden, through the two gates which is understood to be used by the landowner(s) to access one adjacent parcel of land only.

SOUTH BRENT

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.
The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.
Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
