THE PROPERTY. 39 Woolbrook Rise is an attractive semi-detached bungalow which was built in the latter part of the twentieth century and has brick elevations (with cavity wall insulation) under a tiled roof, with uPVC double glazed windows and doors. The property has well-presented accommodation which has been the subject of a considerable programme of improvement in the past decade. This has resulted in the well-appointed, light home we find today which has some delightful features such as the solid oak flooring to the hallway and sitting room, gas living flame fire and the modern fitted kitchen which benefits from and electric oven and gas hob. The property benefits from two double bedrooms, both of which have built in wardrobes, and the second bedroom has patio doors into the large conservatory which has delightful views over the rear garden with the backdrop of Salcombe Hill and the sea in the distance. Also worthy of note is the modern fitted bathroom which has a white suite and shower above the bath. OUTSIDE. The property is approach from Woolbrook Rise over a driveway which provides parking for several vehicles. This continues to the long single garage which also benefits from a workshop which is accessed from the rear garden. To the front of the bungalow is a raised garden which is principally gravelled and interspersed with mature shrubs and trees. The rear garden has been recently landscaped and was designed for ease of maintenance. There is a decked patio with views over the garage to the sea and a further gravelled seating area screened by several olive trees. SITUATION. 39 Woolbrook Rise is situated in the Woolbrook area of Sidmouth, a popular and convenient part of this highly desirable coastal resort towards the north west of the town. Set in a slightly elevated position, the property sits in a quiet cul de sac and is conveniently placed for Waitrose and a bus service with regular buses to the town and to Exeter.
