THE PROPERTY. Gappers Farm is a particularly handsome detached Grade II Listed farmhouse which has origins dating back to the 18th century and is of traditional construction with rendered and local stone elevations under a thatched roof. The property has been within the same family for over twenty years and during this time it has been the subject of a continued and comprehensive programme of improvement and is presented in superb order with great sympathy given to the original building. Gappers Farm retains a wealth of character features, all of which aid in creating a warm and welcoming ambience. These include flagstone floors, two inglenook fireplaces, window seats and beamed ceilings. It does, however, have all the modern conveniences one would expect such as two woodburning stoves, oil-fired central heating and the replacement of the windows to timber double-glazed units. It has also recently had the chimneys heightened in order to comply with building regulations. Worthy of particular note is the superb kitchen which has been beautifully fitted with oak units under granite worktops and the superb large principal bedroom which has magnificent views up the valley towards Yarcombe, as well as an en-suite shower room. To summarise, Gappers Farm is an exceptionally handsome farmhouse which has a great combination of outbuildings, land and location and will no doubt suit those with a love of period homes. GARDENS & GROUNDS. The property is approached from the lane through a timber gate which leads to the cobbled yard, adjacent to which are its extensive range of traditionally built outbuildings. These have a huge variety of uses and the former threshing barn previously had planning approval for conversion into ancillary accommodation. They comprise a four bay car port, a detached stone, tiled and tin roofed barn which is currently used for storage and a workshop (and could provide stabling), and the magnificent former threshing barn with stone elevations under a tin roof, and this is divided into several stores with a mezzanine landing. From the cobbled courtyard a 5-bar gate leads to an area of paddock whilst to the east of the property is another large area of paddock which has a second access via a right of way over a track. Within this paddock is a productive kitchen garden with beds, soft fruit cage and greenhouse. The gardens at Gappers Farm principally lie to the rear of the property and are a true delight. From the property there is an area with box hedging and plant and shrub beds, and this opens into a good sized area of lawn which is interspersed with several fruit trees and surrounded by borders containing a profusion of colourful plants and shrubs. Superb country views can be enjoyed from the gardens over this stunning part of East Devon. In total the grounds extend to just over 2.1 acres. SITUATION. Gappers Farm is situated in a delightful semi-rural yet accessible location nestling in a slightly elevated position in the Yarty Valley over which it commands magnificent far reaching views. The property sits side on to the quiet country lane and is exceptionally attractive being a house which is much admired by passers-by due to its beautiful double fronted faade and range of handsome traditional buildings grouped around a cobbled yard. The property is located in a unique position situated between the desirable villages of Stockland and Membury. Stockland is about 1 mile distant and has a thriving community with an ancient parish Church of St Michael and All Angels, a primary school, public house and village hall. The market towns of Honiton and Axminster (both approximately 7 miles) have an excellent variety of shops and supermarkets, sport and leisure facilities and main line rail links to London on the Exeter to Waterloo line. The County Town and Cathedral city of Exeter lies approximately 27 miles to the west with an excellent shopping centre, theatres, sport and leisure facilities, and an international airport. Taunton with M5 access and express rail link to London Paddington is about 19 miles to the north. Colyton Grammar School, one of Englands top co-educational state schools, is some 11 miles to the south west. The World Heritage Jurassic Coast at Lyme Regis with its famous harbour known as The Cobb is about 11 miles away and which is synonymous with Mary Anning, one of the earliest fossil collectors, as well as Thomas Hardy and The French Lieutenants Woman. DIRECTIONS. From Honiton, proceed in a north easterly direction and at the top of the High Street take the first left towards the A30 and then take the first right signposted to Cotleigh and Stockland. Continue for about 6 miles, over Royal Oak Crossroads, and down into the centre of Stockland. Pass the Kings Arms pub on your left hand side and then take the first left. Proceed out of Stockland up the hill and down the hillside, over the stream and turn right at Longbridge signposted Membury. Proceed for about mile where Gappers Farm will be found on the left hand side. what3word ///enjoys.bright.pegged SERVICES & TENURE. Freehold. Mains electricity and water. Oil-fired central heating.
