THE PROPERTY. Bramley House is a particularly handsome Grade II Listed detached residence which has origins dating to the late Georgian/early Victorian period. It has a classic front façade typical of the era, with its symmetrical proportions, mellow brick and large sash windows. The house itself has a traditional farmhouse feel with all the ground floor rooms leading off the cross passage hallway. It retains a wealth of character including some impressive flagstone floors, inglenook fireplaces and an elegant staircase. The principal rooms are spacious and beautifully proportioned with two roomy reception rooms, one with an inglenook and wood burner, and a country kitchen with Aga and French doors to the rear garden. There is also a study/sixth bedroom, utility and cloakroom. To the first floor there is a delightful principal bedroom with en-suite shower room, four further bedrooms (one suite) and a family bathroom. BRAMLEY BARN. To the north east of the house is Bramley Barn, an attractive conversion which was redeveloped by the current owners to form a one-bedroom holiday cottage. This has comfortable and well-appointed accommodation and benefits from a good sized lawned garden to the rear. GARDENS & GROUNDS. Undoubtedly one of Bramley House’s main features is its glorious setting which has a superb mix of formal and informal gardens, grounds, orchard and paddock. It also includes a picturesque ‘secret garden’ known as the River Field to the other side of the lane which has a spring fed pond and borders the small stream. A delightful place to sit and enjoy all the countryside has to offer. The property is approached from the lane onto a concrete driveway which provides parking and continues, passing a former linhay and Bramley Barn, to the large rear yard where there is a timber summerhouse/store. From here, vehicular access can be gained into the paddock. To the rear of the house is a sheltered lawn which can be access from the French doors in the kitchen, and around which sits an attractive range of traditional outbuildings of principally stone elevations under slate and tin roofs. This includes the former threshing barn, linhay and Bramley Barn (as previously mentioned), and a further workshop/store. To the west of the property are the grounds which incorporate an orchard which has a variety of fruit trees including apples, pears, plums and cherries, as well as a productive kitchen garden and chicken run. To the north west of the property is a large paddock which has a timber field shelter, trough and stunning panoramic views over the valley. SITUATION. Bramley House is located in a prominent position in the heart of the picturesque and highly desirable village of Southleigh, which in turn is located in an Area of Outstanding Natural Beauty within some of East Devon’s most attractive rolling countryside. Southleigh has a parish church and village hall and is located between the market town of Honiton and the World Heritage Jurassic Coast at Lyme Bay. The popular town of Colyton lies about 3 miles away and has a beautiful medieval church, a comprehensive range of shopping and recreational amenities, and the renowned Colyton Grammar School which is located on the outskirts of the country village of Colyford. The stunning coastal towns of Sidmouth, with its handsome Regency seafront, and Lyme Regis, with its famous Cobb Harbour, are within 9 miles and are popular tourist destinations with stunning beaches and dramatic coastlines. The closest beach is the picturesque fishing village of Beer just 4 miles away. Southleigh is readily accessible to Honiton, approximately 6 miles distant, which has a variety of shops, banks, schools, sports centre/swimming pool and main line rail link to London Waterloo. The County Town of Exeter is about 23 miles away with an excellent shopping centre, theatres, restaurants, international airport, mainline express rail link to London Paddington and M5 access. DIRECTIONS From Honiton proceed into New Street and follow the road under the railway bridge and up Church Hill turning left at the mini roundabout and then immediately right. Continue along this road, up the hill, passing the Golf Club on your right-hand side. Continue along this lane for about 3.5 miles, turning left signposted Southleigh 1 mile. Proceed into the village turning right at the junction and Bramley House will be found after a short distance on your right hand side. SERVICES. Mains electricity and water.
