Introduction
The Old Surgery is set at the center of Presteigne in a secluded location off Hereford Street and therefore conveniently situated for the towns amenities. It is understood that the property was last occupied on a commercial basis approximately 20 years ago but has stood vacant since. Arranged over two floors the accommodation currently comprises of entrance lobby, entrance hall, nine ground floor rooms and store rooms, two cloakrooms and on the first floor three further rooms and a bathroom. On the ground floor a glazed internal wall has views over an internal garden and the forecourt has parking for a number of vehicles.
Area
Presteigne, (Llanandras in Welsh), was once the county town of Radnorshire and nestles at the heart of the Marches on the border of Wales and England. Surrounded by devastatingly beautiful, unspoilt countryside, this thriving border town has many unique qualities that make it both a perfect destination and a base from which to explore. Set alongside the river Lugg, at the corner of the three counties of Shropshire, Herefordshire and Powys, it is within a short drive from Hay on Wye, Hereford, Ludlow and Shrewsbury. The High Street has a good range of individual shops, restaurants, pubs, hotels and services. Good accommodation is plentiful, both in the town and the surrounding area, and whether your choice is self-catering or serviced accommodation, high quality local and organic produce is available in both shops and restaurants.
Services and Tenure
The property is understood to be Freehold
Mains electricity, water and drainage are understood to be connected but have not been tested
Business rates are £8,000 before small business rate relief.
Planning Notes

Any future planning proposals will need to in line with current planning policies and regulations.
