There are a number of potential and versatile options available for anyone considering this immaculate residence on the prestigious North Foreland Estate. Currently this attractive property incorporates a spacious entrance hall, a stunning lounge/diner, a kitchen/breakfast room and cloakroom on the ground floor together with an annexe that consists of a very large fitted kitchen, a dining room currently used as a bedroom and a shower room. While there are four double bedrooms on the first floor. In its present configuration it is ideal for potential owners with either an elderly relative or adult children needing their own independent space. However the annexe could be included in the main house if more general accommodation was required by perhaps converting the second kitchen into a dining room, the bed/dining room into a snug or office for anyone working from home, while the shower room could become a utility room. To extend the property even further it would be possible to build on top of the single storey part of the house with access from the walk-in cupboard on the first floor, subject to the appropriate permissions. This charming marine residence is approached via a large in-and-out gravel driveway providing off road parking. It is flanked by a dwarf wall, a front lawn and shrub borders leading to steps up to the front door. There is a good-sized entrance hall with steps down to the very impressive and extended 34ft light and bright lounge/diner with its four large floor-to-ceiling windows and five bi-fold doors to the main terrace. When these doors are open it really feels like bringing the outside indoors and is where the family spend much of their time. What used to be the garage has been converted into a very attractive kitchen/breakfast room with its glossy cream units and solid oak worktops housing a variety of appliances and a door to the garden. Off the hall is a utility room/cloakroom and access to the annexe kitchen with its plethora of windows overlooking the front garden. It includes a breakfast bar and a raft of fitted units housing a gas hob, built in double oven and dishwasher and leads to the good sized bed/dining room.

What the Owner says:

“We love the location; the North Foreland Estate is a secure, gated and very private estate and is in a quiet and peaceful area. We have lived here for more than 10 years and are only moving for health reasons but will be staying in the same area. It is not far to the town centre and the station and it is only a 100 metres from the clifftop. As the property forms part of the North Foreland Estate, the owners of the property are key holders to its private beach that is accessed via steps and a padlocked tunnel leading through the cliffs. It is the same tunnel that inspired John Buchan to write the 39 steps during his own stay at North Foreland. Broadstairs is a delightful place to live with beautiful beaches and country walks right on our doorstep. It is only a short distance from the centre of town, while the renowned North Foreland golf course is on the doorstep. As well as the private beach there is also Joss Bay with its surf school and Stone Bay that leads through to the ever popular Viking Bay, so the house is ideal for families who want to enjoy sandy beaches, swimming and surfing in the summer. There are also bowls, tennis, rugby and cricket clubs in the town and horse riding is available nearby.
The Victorian town centre is charming with a wide variety of individual shops, bars and restaurants as well as a cinema and annual events such as Folk Week, the Dickens Festival and the Food Fair.
