Kirtlington is a vibrant village with a good community. Locally there is a fine village school which is also a feeder to the Marlborough School in Woodstock, a shop with Post Office, one pub/ restaurant, a further Johanssens & AA rated hotel/ restaurant, and a fine church dating to Norman times. Within a short distance (c.1 mile) Kirtlington Polo ground and Kirtlington Golf club are further attractions. Travel to Oxford, London and Birmingham is straightforward by either road or rail, and there are frequent bus services to most local towns. Built at the turn of the century Dashwood View is a comfy and inviting house. The front garden is low walled with railings through which a path leads to the front door. This opens into a hallway with the original patterned tiled floor and stairs to the rear. To the left the living room is a surprisingly good size with a large bay window providing lots of natural light. There is also a feature fireplace which is capped but does add a lovely focal point. Behind this through an archway the kitchen which was replaced 12 months ago, offers more than enough space for a table and chairs to one end and through sliding doors there is a great view of the garden. At the other end a modern suite of wall and base units provides plenty of storage. Off this room a door leads to the cellar which has power and light but is used only for storage.

Upstairs the space continues to surprise. The main bedroom has a delightful view across the green. There is more than enough space for a double bed plus furnishings and generous wardrobe/ storage cupboards fill one wall. To one side a door opens into a currently unused en-suite shower now equipped with the hot water tank. Overlooking the garden to the rear bedroom two is also a good sized double. Serving both rooms the bathroom has space enough that a corner bath and separate shower cubicle are fitted.

Outside to the rear is a really lovely garden. Immediately behind the kitchen is a small patio and lawn area and to the rear a step up finds a medium sized lawn. In total the space extends to around 65 feet and it is walled around all sides hence very secure.

In summary this is a deceptive house. The facade is petite and appealing but gives little to indicate that the house is a very good size. This plus the location in what is arguably one of North Oxfordshire's best regarded villages ensure it is a tempting prospect.
