Introduction
A rare opportunity to rent two significant parcels of agricultural land located in the heart of the Eden Valley. The land extends to approximately 164.05 acres (66.40 hectares) in total and comprises Grade 3 agricultural land. Lot 1 - 101.52 Ac - Land at Kirkby Thore
Lot 1 comprises a well maintained and sustainable parcel of agricultural land, extending to a predominantly level topography and offering excellent potential for both grazing and arable cropping.
The land benefits from direct roadside access via three separate entry points, as illustrated on the accompanying plan. It has historically supported both cattle and sheep grazing, with individual field parcels having been used for the production of cereal crops, hay and silage.
The land is well fenced and stockproof, enclosed by a mix of post and wire fencing and mature hedgerows interspersed with hedgerow trees, providing natural shelter and clearly defined boundaries.
A mains water supply is connected, feeding in-field livestock troughs at various locations which are clearly marked on the enclosed plan.
A public footpath runs along the eastern boundary of the land, adjacent to the Carlisle to Settle Railway Line, traversing field parcels 0928, 8645, and 6764. The land is let subject to all existing wayleaves, easements, covenants and rights of ways.
Field parcels 9904 and 0993 are classified as historical landfill sites, and the majority of the land has been subject to historic underground mining associated with the nearby British Gypsum factory.
There are no other historical designations recorded against the land. Furthermore, the land is not currently entered into any environmental stewardship scheme, offering potential for the incoming tenant to explore such opportunities, however, the Landlord's consent would be required before applying.
Lot 2 - 62.53 Ac - Land at Long Marton
Lot 2 comprises a diverse range of smaller grazing paddocks surrounding the Birkshead Mining Office, alongside larger parcels well-suited for cereal cropping and silage production. In recent years, the land has benefited from the installation of internal hardcore access tracks and upgraded field drainage systems, improving both access and land productivity.
The land enjoys excellent roadside access, with three separate vehicular entry points, as illustrated on the enclosed plan. Please note: care must be taken when accessing the land via the Birkshead Mining Office, and site speed limits must be observed at all times.
The holding is well-fenced and stockproof, comprising a mix of post and wire fencing and mature hedgerows with hedgerow trees, ensuring secure boundaries and natural shelter for livestock. A mains water supply is connected, servicing in-field troughs located throughout the block, the positions of which are shown on the accompanying plan. Field parcels 0858 & 0944 benefit from a natural water supply from an in-field open ditch.

Tenancy Agreements

Repairs
The successful tenant(s) will be required to keep the property is no worse repair than on entry. A photographic record of condition will be taken at the commencement of the tenancy.
Boundaries
As far as the Landlord is aware, boundary responsibilities are indicated on the accompanying plans by inward facing �T� marks. Where no markings are shown, no additional information regarding boundary ownership is available.
